We are seeking a Maintenance Superintenden t for 4-5 residential properties located in Maple Shade NJ and surrounding area. The Maintenance Superintendent will handle all aspects of the property’s maintenance, interior and exterior building inspections, and preventative maintenance. Customer service is a priority, and attention to detail are critical skills to ensure the satisfaction of our tenants.

Duties and Responsibilities

• Respond to maintenance requests and repairs by tenants and property manager as needed, while efficiently completing work orders daily.
• Communicate in a timely manner any delays in completing a work order and ability to determine and report when a job needs to be outsourced with the property manager.
• Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, carpentry, security hardware, and any other maintenance issues that may arise.
• Work with office team to ensure all turn-over repairs, cleanliness and services are completed and on schedule in accordance with the unit turn over checklist.
• Coordinate with the office for tracking inventory and supply purchases
• Develop and execute preventative maintenance schedules and maintain accurate records for maintenance of building mechanicals, service requests, apartment turn-over status, unit inspections.
• Coordinate with property manager to schedule vendors respectively to ensure timely inspections of fire alarm systems, boiler inspections, and any other related systems in place are conducted annually
• Draft specifications for annual bids and requests for proposals with assistance and input of the property manager and director of property management.
• Respond to after-hours on-call emergencies. This includes nights and weekends.
• Stay current on all applicable building codes and safety standards
• Inspect all properties common grounds, clean, weekly deep cleaning; report any safety or hazardous conditions witnessed while on site; repair any unexpected maintenance issues found during an inspection in a timely manner.
• Assist in proper clearing of snow during a snow event. This includes early mornings, late evenings, and weekends.
• Complete training assignments as assigned by the director of property management.
• Perform all work assignments in accordance with all safety requirements.
• Assist in property due diligence and preparation of reports for clients and property acquisitions.
• Other duties as assigned- can be a variety of maintenance assignments that are delegated by your supervisor when necessary.
