An Atrium Maintenance Technician focuses on completing service requests, emergency calls, move-in needs, and property task(s) that may be needed daily, weekly, or monthly.This is a "hands-on" role focused on maintenance, teamwork, and high-quality service. Atrium Maintenance Technicians, along with all members of our team, are also responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.Location: Preakness Apartments, 630 Bell Rd. Antioch, TN 37013Schedule: Monday thru Friday, 8:00am – 5:00pm, with rotating on-call schedule (some evenings/weekends required)Pay: $25 - $28 per hour + eligible for bonuses (estimation, based upon experience)Full time / 40 hours per weekKey ResponsibilitiesEnsure the completion of all service requestsAppliance repair and installationInspect community continuously, recording and correcting deficienciesOrder necessary supplies and parts within budgetary guidelinesPerform all general and routine maintenance in the communityEnsure that all keys are kept properlyReplace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basisPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyService requests made by residents should be completed within 24 hoursHandle ''on call'' duties whenever needed; will carry a cell phone on a regular basisReplace breezeway light bulbs as neededAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Order supplies; communicate and coordinate with vendorsAssist in the distribution of flyers and other materialsAssist in picking up litter & maintain small amount of groundsPerform preventative maintenanceKeep inventoryPerform additional tasks as assigned by Property ManagerWhat We're Looking ForExperience: Strong knowledge in HVAC, plumbing, carpentry, electrical, painting, drywall, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.). Appliance repair experience is a big plus!Soft Skills: Strong communication skills and attention to detail. Adaptable and dependable. Resourceful. Must have the ability to interact effectively with prospects, residents, peers, and management.Hard Skills: Basic computer skills including email. Experience with property mgmt software (ex Appfolio, Yardi, Knock, etc).Mindset: You take PRIDE in your work and in your community! Positive attitude. Desire to work as a team with ability to work independently on occasion.
