The Opportunity

We are looking for a driven, detail-obsessed Director of Construction & Project Management to lead all construction and renovation activity across our growing portfolio. This is fundamentally a project management role — you will own the full scope of our 28-Day Property Transformation program and all ongoing unit renovations, driving every project across the finish line on time and on budget.

You will report directly to the President of Faris Capital Partners and operate as the construction authority for the organization. If you are someone who thrives in a fast-paced environment, holds vendors accountable without apology, and takes genuine pride in protecting investor capital, this is your role.

While this is a remote position, we will only be interviewing candidates in the Atlanta-metro area. This role will require travel to our assets around the Southeastern US (including a few in the Atlanta area) so proximity to the Atlanta airport is a must for ease of travel.

What You’ll Do

Project Management & Renovation Oversight

• Own and execute Faris Capital’s 28-Day Property Transformation process from acquisition through completion, ensuring every milestone is met on schedule.

• Manage all unit renovation programs over the full life of each asset — from initial scope development through final punch-list and turnover.

• Develop and maintain detailed project schedules, ensuring work proceeds in logical sequence with clear accountability at every stage.

• Proactively identify schedule risks and resolve them before they become delays.

Vendor Selection & Contract Management

• Solicit and evaluate a minimum of three competitive bids for all scopes of work; make well-supported vendor recommendations grounded in quality, reliability, and value.

• Negotiate and administer vendor contracts, ensuring all terms protect FCP’s interests and clearly define scope, timeline, and performance expectations.

• Conduct regular contract rebids on a defined cadence to ensure the portfolio always benefits from competitive market pricing.

• Maintain a vetted, high-performance vendor network across all Southeast markets.

Budget & Financial Accountability

• Own project budgets from inception to completion — we always come in on budget, and you will be the person who makes that happen.

• Prepare detailed cost estimates and review all contractor proposals with a critical eye.

• Track and report on actual vs. budgeted costs in real time; escalate variances early and with solutions in hand.

• Review, approve, and process all contractor invoices and change orders in alignment with contract terms.

• Develop and present regular project status reports to the President and senior leadership.

Vendor Accountability & Quality Control

• Hold all vendors and contractors firmly accountable to agreed-upon timelines, budgets, and quality standards — no exceptions.

• Conduct regular site visits and inspections to verify workmanship and ensure compliance with project specifications.

• Manage RFIs, submittals, and change orders with precision and minimal disruption to project momentum.

• Enforce a safe, professional, and well-organized work environment on all job sites.

What We’re Looking For

Experience & Qualifications

• Minimum 5 years of project management experience specifically in multifamily construction and/or value-add renovation — this experience is required, not preferred.

• Proven track record of delivering multifamily renovation projects on time and on budget.

• Deep expertise in competitive bid processes, contract negotiation, and vendor management.

• Strong working knowledge of construction costs, scheduling software, and project administration (Procore or equivalent preferred).

• Bachelor’s degree in Construction Management, Building Science, Civil Engineering, or a related field preferred.

• Valid driver’s license and willingness to travel throughout the Southeast as required.

• OSHA 30-Hour certification preferred; Certified Construction Manager (CCM) a plus.

Compensation & Benefits

• Base Salary: $95,000 – $110,000, commensurate with experience

• Performance Bonus: Annual bonus tied to project delivery metrics (on-budget, on-time performance)
