POSITION OVERVIEW
ICO Real Estate Group is seeking an Assistant Property Manager to support the management and leasing of its Los Angeles apartment portfolio.

About ICO 

ICO currently owns and manages 11 apartment buildings throughout the greater Los Angeles area, ranging from 6 to 21 units each. ICO also owns and manages government-occupied office buildings and single-tenant retail properties. This position is focused exclusively on the apartment portfolio. 

Ideal Candidate 

• Communicates effectively with prospects and tenants in both English and Spanish. Strong professional verbal and written communication skills are essential. 
• Communicates confidently and professionally with prospective tenants, answers leasing questions, and helps convert inquiries into leases. 
• Demonstrates strong follow-through and ensures assigned tasks are completed accurately and on time. 
• Maintains a professional appearance and demeanor when interacting with prospects, tenants, vendors, and staff. 
• Follows established office Standard Operating Procedures (SOPs) and obtains approval before making changes or deviations. 
• Demonstrates sound judgment, practical problem-solving ability, and strong common sense. 

Experience & Technical Qualifications 

• Minimum of 3 years of apartment property management experience in Los Angeles, including experience with rent-stabilized properties. 
• Strong working knowledge of the Los Angeles Rent Stabilization Ordinance (RSO). Candidates who do not yet have sufficient knowledge must be willing and able to learn the applicable rules and procedures. 
• Yardi Breeze experience is preferred but not required. 
• QuickBooks experience is preferred but not required. 

Compensation & Work Schedule 

• Full-time position. 
• Office hours are 8:30 a.m. to 5:00 p.m., Monday through Friday. 
• This is an on-site position. Remote work is not permitted. 
• Hourly compensation is approximately $20 per hour, depending on experience. 
• In addition to the hourly wage, a $200 leasing commission will be paid for each lease that is executed and finalized. 
• Employer-sponsored health insurance is provided, with an employer contribution of $100 per month toward the employee’s health insurance premium. 

PRIMARY RESPONSIBILITIES  

• Handle leasing calls during business hours, after hours, and on weekends; schedule appointments and show available units to prospective tenants. 
• Conduct move-in inspections with new tenants and complete the move-in process in Yardi. 
• Conduct move-out inspections with departing tenants and prepare move-out accounting. 
• Perform routine and semi-annual inspections of apartment interiors, building exteriors, and common areas. 
• Attend and coordinate City of Los Angeles Systematic Code Enforcement Program (SCEP) inspections with City staff and maintenance personnel. 
• Prepare and serve required tenant notices, including 3-Day Notices to Pay Rent or Quit, rent increase notices, and 24-hour notices, as directed by management and in accordance with applicable requirements. 
• Meet vendors at units or properties to provide access and coordinate service work. 
• Receive and respond to emergency after-hours work-order calls and coordinate appropriate action. 

FUTURE / EXPANDED RESPONSIBILITIES  

• Perform reconciliations in QuickBooks. 
• Enter credit card payments and related transactions in QuickBooks. 
• Coordinate LLC Statement of Information and other recurring entity renewals as assigned. 
• Create and maintain follow-up systems to ensure assigned tasks are completed by responsible staff and vendors. 
• Work closely with the Property Manager on additional operational and administrative assignments as needed.
