Position Overview

The Estimating Manager prepares cost estimates for competitive bids and negotiated proposals, develops more economical ways to construct projects, and provides comprehensive deliverables for major estimates.

This position is responsible for applying JE Dunn processes, tools, and best practices to develop accurate project estimates while supporting the company's strategy, vision, and values.

Key Responsibilities

• Perform quantity surveys of materials shown on project plans.
• Read, interpret, and outline project specifications.
• Maintain an audit trail of quantity surveys from estimate to estimate.
• Support vendor and subcontractor pricing, bid solicitation, and coordination.
• Distribute plans and specifications to vendors and subcontractors.
• Develop and manage scopes of work for all trades, including:
• Responsibility matrices
• Distribution of plans and specifications
• Pricing and bid solicitation
• Vendor and subcontractor coordination
• Prepare complex cost estimates for competitive bids and negotiated proposals.
• Prepare material and other cost summaries based on vendor quotes.
• Track value-creation opportunities from development through inclusion and document them within project documentation.
• Utilize project schedules and logistics when developing estimates.
• Assist with system analysis of building components and MEP systems.
• Support operations staff with project logistics, staging, phasing plans, and coordination.
• Coordinate bid-day summaries and general requirements.
• Participate in project procurement presentations.
• Collaborate with operations and field staff to identify more economical construction methods during the preconstruction process.
• Provide professional, comprehensive deliverables at the completion of each major estimate.
• Identify opportunities to improve project profitability through a basic understanding of insurance structures, fees, and rates.
• Provide training and mentorship to other team members.

Required Skills & Experience

• Commercial construction estimating experience.
• Experience estimating projects valued at $20 million or more .
• Proficiency with On-Screen Takeoff .
• Proficiency with Microsoft Excel .
• Experience with BuildingConnected .
