Community Manager (Lease Up) - Aspendale Scottsdale

Job Summary Aspendale Scottsdale is a brand-new luxury community featuring 171 upscale apartment homes designed to deliver an exceptional living experience. We are seeking a dynamic and experienced Lease‑Up Community Manager to lead the launch and ongoing success of this Active Adult (55+) community. In this vital leadership role, you will oversee all on‑site operations, team members, and resources to ensure a smooth lease‑up and long‑term performance. Your focus will be on driving leasing velocity, achieving financial and operational goals, and cultivating a vibrant, resident‑centered culture tailored to the lifestyle of our 55+ residents. The ideal candidate will bring strong operational expertise, a passion for customer service, and a commitment to compliance with Greystar policies and applicable federal, state, and local regulations—including Fair Housing, ADA, and FCRA. Responsibilities Respond promptly to resident concerns, complaints, questions, and requests, taking appropriate action to resolve issues. Handle escalated resident disputes with empathy and problem‑solving. Complete required accounting, financial, administrative, operational, and other reports, ensuring accuracy and timeliness. Serve as liaison with ownership, investors, and regional/asset management teams. Lead ownership/partner site visits, providing performance updates, market insights, and suggestions to improve overall performance. Provide recommendations for long‑term asset preservation, revenue growth, and expense control strategies. Oversee hiring, onboarding, training, and performance management of team members in accordance with company policies and values. Ensure all team members are current on required trainings and certifications; address performance issues promptly. Oversee the lease enforcement process: conduct periodic apartment inspections, issue notice requirements, evict residents, and enforce late fees and other charges as allowable. Enforce community rules and lease policies to maintain a safe and orderly environment. Coordinate with legal counsel for evictions, lease disputes, and compliance matters. Conduct interactive daily huddles, regular one‑on‑one coaching/check‑ins, and annual reviews. Supervise sales activities to achieve community revenue and occupancy goals. Monitor leasing team performance and metrics (closing ratios, lead conversion, traffic sources, lead management). Conduct community tours to ensure model and vacant units are tour‑ready. Set rent rates, ensure rent and fees are collected and posted in a timely manner, and prepare monthly financial status reports. Oversee accounts payable/receivable, invoice approvals, and vendor billing accuracy. Develop and execute strategies to drive NOI through rent growth, ancillary income opportunities, and expense control. Conduct regular community inspections and take appropriate actions to maintain safety, cleanliness, curb appeal, and operational status of amenities. Promote resident satisfaction and retention by building a strong community culture and monitoring satisfaction surveys and online reviews. Oversee budget creation, forecasting, and monthly variance reporting; present financial performance updates to ownership/asset managers. Analyze local market and economic trends to adjust marketing and leasing strategies as needed. Direct and support maintenance/service operations, ensuring timely work order completion and preventive maintenance programs. Manage vendor contracts, insurance compliance, and risk management initiatives, including incident reporting and safety trainings. Maintain current licenses, inspections, certifications, and permits required for the community. Forecast and track capital expenditures in alignment with ownership objectives; manage procurement and complete capital projects. Oversee capital projects and unit upgrades/renovations. Represent the community and Greystar at community events and outreach marketing efforts. Evening and weekend work may be required. Perform other duties as assigned to support community success. For California locations, manage the lease process using the California Lease File Checklist to ensure all documents are complete and compliant. Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or a related field. 4‑6 years minimum of relevant experience in property management, sales, marketing, and customer service that demonstrates the ability to manage day‑to‑day operations and coordinate a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and able to work independently, as a leader, and as part of a collaborative team. Specialized Skills All state and local licenses and certifications required by jurisdiction. Valid driver’s license to operate a golf cart and verify same for on‑site staff. Proficiency in Internet, word processing, spreadsheet, database management, and property management software (preferably Entrata, Yardi, and/or OneSite). Strong supervisory skills to hire, lead, evaluate, and manage subordinate staff, including maintenance specialists. Travel / Physical Demands Work primarily in an office environment but may have frequent exposure to outside elements and must be able to access all parts of the property and amenities. Capable of pushing, pulling, lifting, carrying, and maneuvering weights of up to 20 pounds independently and 50 pounds with assistance. Routine, local travel may be required to make bank deposits, attend training, outreach events, and other necessary tasks. Additional Compensation Base salary with eligibility for quarterly or annual bonus programs for corporate positions; weekly, monthly, and/or quarterly bonuses for onsite positions.
