Operations Supervisor

Job Overview The Operations Supervisor assists the Property Manager with day‑to‑day Association operations. During the day shift the supervisor monitors deliveries, construction, moves and other ongoing issues. During the evening shift the supervisor ensures contractors vacate the property by 5 p.m., retrieves packages from Receiving for residents, relieves the Front Desk Manager as needed, assists residents with non‑critical issues, walks the property to ensure safety and operational standards, investigates incidents, and reports mechanical or emergency issues to the Property Manager and Maintenance Supervisor. Responsibilities Check in with the Property Manager during Tropical Storm or Hurricane Watches/Warnings. Maintain full uniform and neat appearance while on duty. Show courtesy and respect to employees, residents, and guests. Notify the Management Office of any lateness or absence. Keep assigned areas neat and safe; report safety issues immediately. Attend mandatory bi‑monthly staff meetings. Supervise all moves, deliveries, and unit‑owner construction; report damage to common areas. Assist the Receiving Department in orderly deliveries and construction activities. Assist unit owners, residents, and guests courteously; refer unhandled questions to the Management Office. Retrieve packages for residents after normal Receiving hours or when the clerk is busy. Relieve the Receiving Clerk or Front Desk Manager as needed. Monitor Valet Personnel and ensure compliance with garage and ramp guidelines. Check the Fire Alarm Panel at shift start and end; report any issues in writing. Assist the Property Manager and Administrative Assistant as required. Respond to mechanical, medical, or police emergencies. Report problems promptly and record irregularities on an Incident Report. Ensure proper relief before the end of the shift; stay on duty if the relieving Operations Manager or roving security officer is late. Qualifications Minimum high‑school diploma; CPR certification desirable. Strong managerial background in property or building operations, staff and service contract management, resident retention, and improvement initiatives. Knowledge of customer service principles and practices. Strong interpersonal skills. Proficiency with Microsoft Office applications. Preferred fluency in multiple languages. Physical Requirements Lifting up to 50 lbs.; standing, sitting, walking, and occasional climbing. Extended periods at a personal computer and on the phone. Detection of auditory or visual emergency alarms. On‑call 24/7; flexible hours and weekend work as needed. Driving when necessary. Ability to respond to emergencies promptly.
