Lead Maintenance

Responsibilities Supervise the maintenance team and any contract or temporary workers. Oversee contract work as outlined by the Property Manager. Work through the maintenance and make-ready team to ensure the turn process is being adhered to and that quality and timely turns are being produced. Supervise, motivate, develop, and participate in annual reviews for the maintenance team. Coach, mentor, and cross-train your team to prepare them for potential future opportunities and growth. Perform Preventative Maintenance as required by S2 Residential, the Property Manager, and/or Asset Management. Maintain all records of activities. Perform routine electrical repairs such as wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems. Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs, service and repair evaporative coolers. Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves. Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels. Valid driver license and auto liability insurance is required. Must have reliable transportation. Valid Type II or Universal EPA Certification is required. Working Hours & Schedule The Lead Maintenance position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities. The Lead Maintenance will be on a rotating on-call schedule for after-hours/weekend emergencies. Our standard hours: 9:00 a.m. to 6:00 p.m., Monday‑through‑Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. Physical Demands Ability to continuously walk for 8 or more hours per day; spend 99‑100% of time moving and on your feet. Frequently move boxes weighing up to 50 pounds and appliances up to 100 pounds. Must be able to climb, stoop, bend and grasp objects. Visual acuity required for operating machines, determining accuracy of work, and visual inspection. Must be able to remain in a stationary sitting or standing position 90% of the time.
