About You

You know accounting, but more importantly, you know sales tax.

You understand that multi-state sales tax compliance is more than plugging numbers into a return. You can research a jurisdiction, determine the correct tax treatment and filing requirements, reconcile what was collected against what should have been remitted, and investigate discrepancies when something doesn't add up.

You don't immediately escalate every unusual transaction. You research it, follow the numbers, figure out what happened, and come prepared with an answer.

At the same time, you're comfortable handling the day-to-day accounting for a portfolio of properties, including reconciliations, financial reporting, accounts payable, accruals, and client communication.

We're looking for someone who can truly own the sales tax function while managing their assigned property accounting responsibilities accurately and independently.

Requirements:

What You'll Be Doing

Multi-State Sales Tax

• Own multi-state sales tax compliance from research and registration through filing and reconciliation
• Prepare and file state and local sales tax returns accurately and on time
• Research state and local tax rates, taxability rules, filing frequencies, and registration requirements
• Set up sales tax requirements for new clients and properties
• Investigate discrepancies between sales tax collected and amounts filed or remitted
• Identify the root cause of discrepancies and help correct the underlying issue
• Monitor changes in sales tax requirements that affect our properties
• Maintain registrations and supporting compliance documentation across applicable jurisdictions
• Keep organized records supporting filings, research, and audits

Property Accounting

• Prepare monthly financial statements for an assigned portfolio of self-storage properties
• Perform bank and balance sheet reconciliations
• Reconcile property management system revenue to bank deposits
• Process and code accounts payable
• Record income, expenses, payroll, protection plan revenue, and other property-level activity
• Record and reconcile prepaid expenses, liabilities, assets, and mortgage payments
• Prepare accruals for applicable clients
• Maintain accurate supporting schedules and financial documentation
• Identify and resolve accounting discrepancies instead of allowing them to roll forward

Communication & Accountability

• Communicate professionally with clients regarding missing documentation, discrepancies, and accounting questions
• Work closely with other accountants, operations teams, and leadership
• Protect the integrity and confidentiality of financial information
• Know when an issue can be solved independently and when a genuine exception needs to be escalated
• Manage recurring deadlines across multiple clients and jurisdictions without needing constant reminders

What We're Looking For

• Bachelor's degree in Accounting, Finance, or a related field
• 3 to 5+ years of accounting experience
• At least 2 years of direct experience preparing and filing multi-state sales tax returns
• Strong understanding of sales tax research, filing, reconciliation, and compliance
• Experience with financial reporting, account reconciliation, and accounts payable
• Strong analytical and problem-solving skills
• Excellent attention to detail and commitment to data accuracy
• Ability to independently research unfamiliar tax or accounting issues
• Strong written and verbal communication skills
• Ability to manage multiple deadlines and priorities without losing track of details
• Proficiency with QuickBooks Online and Excel

Nice to Have:

• Property, real estate, or self-storage accounting experience
• Experience with Avalara, TaxJar, or similar sales tax platforms
• Experience with bill payment platforms and Google Workspace
• CPA designation

Schedule & Work Environment

This is a full-time, remote position with a typical Monday through Friday schedule. Because accounting apparently refuses to respect normal business hours, occasional extended availability may be needed around sales tax filing deadlines and month-end or quarter-end close.
