Position Overview: We are actively looking for three exceptionally experienced and committed professionals to join our team in the capacity of Construction Manager 1 (OAR I) . As an CM-(OAR I), you will be overseeing and managing various project phases, including pre‑construction, bid and award, construction, and project close‑out. Your primary responsibility will be to guarantee the successful execution of assigned projects, ensuring they meet stringent quality standards, and fostering effective coordination among diverse stakeholders. You must be located in Southern California. NO relocation funds, and NO per diem. Key Responsibilities: Comprehensive Project Oversight: Take charge of, supervise, and harmonize all aspects of pre‑construction, bid and award, construction, and project close‑out phases for all designated projects. Document Analysis: Examine pre‑construction documents and provide essential feedback to the Designer when needed. Planning and Reporting: Strategically plan, organize, and generate detailed reports for upper management regarding project status and progression. Agency Coordination: Collaborate with relevant public agencies throughout pre‑construction and construction, ensuring compliance with all off‑site requirements. Maintain seamless coordination with various District and Project staff. Budget and Schedule Management: Efficiently manage both project budget and schedule to align with the District's stringent quality standards. Regularly scrutinize the project budget, guaranteeing its accurate reflection of project status and progress. Contractor Activity Supervision: Direct the day‑to‑day activities of contractors, scrutinize their construction schedules and submittals, and facilitate responses to their inquiries through Requests for Clarifications (RFC) and other related documents. Submittal Review: Assess substitution submittals from contractors to ensure strict compliance with specifications and District requirements. Change Order Negotiation: Receive, evaluate, and negotiate Contractor Change Order Proposal(s) to achieve fair and justifiable pricing in line with General Conditions. Timely address any Schedule impacts in accordance with project specifications. Payment Oversight: Monitor and manage the payment process for contractors, architects, engineers, and all other relevant parties. Professional Service Agreement Management: Administer the provisions outlined in Professional Service Agreements between Architects and the District. Logistics Coordination: Coordinate the delivery of fixtures, furniture, and equipment for the District. Project Close‑Out: Vigilantly oversee project close‑out procedures, ensuring compliance with project certification requirements from the Division of State Architects (DSA) and managing financial closure. Note: This job description is intended to provide a general overview of the position. Other duties may be assigned as necessary to meet business needs. Required Experience: Ten (10) years full‑time paid professional experience in Construction and/or a combination of Project and Construction Management of Commercial and/or Public/Educational Facility Construction. Three (3) years of the ten (10) years should have full responsibility for coordinating complex projects with construction values in excess of $10M. Additional Preferred Experience: Design Build Experience Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS) Experience with the Division of the State Architect (DSA) construction/design processes Safety and OSHA Safety Regulations (OSHA 30 minimum) Required Education: There are 3 ways to meet the education requirement: Graduation from a recognized college or university with a bachelor's degree in Architecture, Engineering, or Construction Management. OR Graduation from a recognized college or university with a bachelor's degree. Candidates must be able to complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the Los Angeles Unified School District.
