Company Overview Asset Living is a third‑party management firm founded in 1986 that partners with owners to manage communities across the United States. The company serves multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing. Asset Living operates a national portfolio of properties and is an accredited management organization with IREM membership. Job Title: Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management. The role requires on‑site leadership and compliance with company policies, safety, fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management: Recruit, train, coach, and develop on‑site staff; maintain schedules; address performance issues; promote staff harmony and quality performance. Financial Management: Achieve net operating income goals, control costs, improve leasing revenue, develop yearly operating budgets/forecasts, reconcile deposits, rent collections, and vendor invoices, and produce accurate financial reports. Strategic Leasing Management: Develop yearly marketing plans, employ effective leasing techniques, manage resident complaints, implement resident retention programs, and oversee move‑in procedures. Administrative & Maintenance Management: Ensure accurate reporting, manage emergency response, provide customer service, maintain property appearance, manage equipment and supplies, and supervise maintenance, construction, and rehabilitation work. Other: Attend regular/daily on‑site, use company systems, ensure compliance with policies, and maintain safety and fair housing standards. Education & Experience High school diploma or equivalent; bachelor’s degree preferred or equivalent experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Proficient with on‑site software; basic computer skills required. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication, repetitive hand movements, accuracy and thoroughness of work, overtime, weekends, night hours. Stationary standing/sitting for prolonged periods; travel between work sites. Ascend/descend ladders, stairs, scaffolding, ramps, move objects up to 25 lbs, use machinery and vehicles, work in various environments and temperatures, and operate in confined spaces.
