Position Purpose The On‑Site Manager is responsible for day‑to‑day operations of the assigned property, including managing residents, daily activities, and resources to achieve established budgeted financial and operational goals. The manager also ensures compliance with company policies, Fair Housing, ADA, FCCA and other applicable laws governing multi‑family housing operations. The On‑Site Manager supports resident needs by providing leasing and new resident assistance, attending to maintenance service requests, handling accounting and rental issues, move‑in/move‑out duties, and coordinating other miscellaneous resident functions. Leasing Responsibilities Serve as the point‑of‑contact for all potential, new and current residents for site visits, leasing duties, rental inquiries, property tours, rent collection, reporting and maintenance issues. Maintain high occupancy and rent levels in accordance with the property‑specific plan overseen by the Director of Resident Services. Achieve resident satisfaction and retention goals by resolving complaints and concerns promptly and answering questions regarding rent and fee payments. Complete callbacks on all service requests within 24 hours to ensure customer satisfaction. Produce and coordinate resident communications, including newsletters, surveys, lease violation letters, and other communications. Organize resident functions such as parties, birthday cards, welcome parties, unit visits and other events as directed. Evaluate daily appearance and curb appeal, landscape, office environment and vacancies, ensuring the leasing office, tour path and model(s) are ready for shows. Check the answering service throughout the day and return calls as necessary. On‑Site Manager Responsibilities Provide input into property budgeting with the Director of Resident Services by analyzing financial statements, marketing data and operational reports. Set rent rates in coordination with the Director to meet targeted revenues, ensuring timely collection and posting of rent and fees and making bank deposits. Oversee lease enforcement, approve applications, discounts and renewals, conduct periodic inspections, follow notice requirements, evict residents, and collect allowable late fees. Analyze market and economic trends and implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions and requests promptly, and ensuring the maintenance team meets company standards for service requests. Conduct regular property inspections and take actions to maintain safety, cleanliness and overall appearance of the property, grounds, buildings and amenities. Assist in managing client/owner relations by meeting owners, conducting tours, providing performance updates and responding to owner requests. Develop new programs to enhance events, amenities and the overall resident experience during the lease lifecycle. Act as the primary resident contact, proactively communicating and strengthening relationships by understanding each resident’s lifestyle, preferences and needs, and providing personalized services. Qualifications Required Strong interpersonal skills and ability to work under time constraints. Strong project management, analytical and research skills; demonstrated ability to manage projects from inception through completion. 2+ years of property management experience; multi‑unit experience a plus. Excellent oral and written communication skills. Experience in a supervisory role and managing staff. Proficiency in Appfolio or similar property management software. General office, bookkeeping and sales skills. Detail oriented with ability to focus amid frequent interruptions. Maintain confidentiality and protect business operations. Comfortable working in an open environment with moderate everyday noise. Ability to work from multiple locations. Willingness to perform other duties as required. Specific Requirements Physical Demands: Regular sitting, standing, walking, talking, hearing and reaching; occasional climbing. Work on a PC and on phone for extended periods, detect auditory/visual alarms, and be available for extended/flexible hours and weekends as needed. Attendance/Travel: Part‑time position; availability required for some nights, weekends and occasional holidays. Regular attendance and participation in company functions and events are required. Compensation Hourly pay rate: $18 – $20 per hour. Paid semi‑monthly (2x per month); hours tracked on Rippling. Annual performance bonus eligible. 401(k) program – eligible to join after one full quarter of employment, with company matching as required. Rent: 1/3 discount on prevailing market rental rates for an onsite apartment (subject to separate agreement); must qualify as a resident. Work Schedule Variable dates and times.
