Job Description

The Maintenance Technician III (Industrial Maintenance Mechanic / Facilities Technician) maintains, troubleshoots, and repairs production equipment and facility systems to ensure safe, reliable, and efficient operations. This role supports both industrial machinery and building infrastructure, including mechanical, electrical, HVAC, plumbing, and automation systems, while helping minimize downtime and maintain compliance with safety standards.

Responsibilities

• Perform preventive maintenance on production equipment such as conveyors, motors, pumps, gearboxes, and related components to improve reliability and extend equipment lifespan.

• Troubleshoot and repair mechanical, electrical, hydraulic, and pneumatic systems to quickly resolve issues and reduce unplanned downtime.

• Inspect machinery and equipment using testing devices and diagnostic tools to identify malfunctions and determine appropriate corrective actions.

• Disassemble, repair, and reassemble equipment components, ensuring proper alignment, fit, and function after maintenance or repair activities.

• Install, align, and test new machinery and equipment, verifying proper operation and integration with existing systems.

• Maintain and repair building systems including HVAC, electrical, plumbing, and lighting to support safe and efficient facility operations.

• Perform general facility repairs such as carpentry, painting, drywall work, doors, walls, flooring, and roofing to keep the building in good condition.

• Troubleshoot facility-related issues, including air handlers, boilers, and other building equipment, to maintain a safe and comfortable environment.

• Support facility upgrades and renovations, including coordination with contractors and vendors as needed.

• Perform routine tasks such as changing filters, cleaning equipment areas, and maintaining general housekeeping standards in maintenance and facility spaces.

• Use hand tools and power tools safely and effectively to perform maintenance, repair, and installation tasks.

• Work with automation and PLC-controlled equipment, including Allen-Bradley systems, to support industrial maintenance and electrical troubleshooting.

• Follow preventive maintenance schedules, document work performed, and communicate equipment status and issues to appropriate stakeholders.

• Adhere to safety procedures and guidelines while working around dry cleaning machines, boilers, dryers, conveyor systems, and other industrial equipment.

Essential Skills

• Demonstrated experience in mechanical troubleshooting and repair, with the ability to diagnose and resolve equipment issues to minimize downtime.

• Hands-on experience with electrical systems, including 3-phase power, motors, controls, and building electrical components.

• Knowledge of HVAC systems, including air handlers and related equipment, with the ability to perform maintenance and basic repairs.

• Strong experience in preventive maintenance on production equipment and facility systems.

• Working knowledge of hydraulics and pneumatics used in industrial equipment.

• Proficiency in electrical troubleshooting and electrical maintenance within an industrial or facilities environment.

• Experience with industrial maintenance, including conveyors, pumps, gearboxes, and related machinery.

• Ability to use testing devices, diagnostic tools, hand tools, and power tools safely and effectively.

• Familiarity with PLC-controlled equipment and automation systems, including exposure to Allen-Bradley controls.

• Strong problem-solving skills and attention to detail, with the ability to quickly identify issues and implement effective solutions.

• Capability to perform general building maintenance, including carpentry, painting, drywall work, and basic plumbing.

• Ability to work independently in a warehouse and production environment while managing multiple maintenance tasks.

Additional Skills & Qualifications

• Experience working with boilers, dryers, and conveyor systems in an industrial or production setting.

• Experience in facilities maintenance and management, including coordinating repairs and upgrades.

• Knowledge of lighting systems and basic lighting maintenance and repair.

• Experience with building-envelope repairs, including doors, walls, flooring, and roofing.

• Comfort working around dry cleaning machines and related industrial equipment.

• Ability to read and follow maintenance schedules, work orders, and equipment documentation.

• Strong communication skills to effectively report issues, document work, and collaborate with other departments.

• Commitment to safety practices and adherence to facility safety procedures and guidelines.

Work Environment

This role operates in a warehouse setting around dry cleaning machines, boilers, dryers, conveyor systems, and other industrial equipment. You will work with mechanical, electrical, HVAC, plumbing, and automation systems in an active production environment. The scheduled hours are from 4:00 a.m. to 2:00 p.m., Sunday through Wednesday. The position involves hands-on work with tools, equipment, and building systems, and requires adherence to safety procedures and appropriate work attire suitable for an industrial and maintenance setting.

Job Type & Location

This is a Contract to Hire position based out of Arlington, TX.

Pay and Benefits

The pay range for this position is $33.00 - $37.00/hr.
