• Location: 30 W Broad Street, Bethlehem, PA 18018
• Compensation: $20 - $25 per hour, with potential for monthly bonuses
• Employment Type: Full-time

• Proven experience in plumbing repairs, with the ability to diagnose and resolve issues effectively.
• Capability to complete apartment turnovers within a five-day period.
• Expertise in electrical repairs, including wiring, outlets, and fixtures.
• Strong skills in plaster and drywall repair, ensuring smooth finishes.
• Excellent painting abilities, with a keen eye for detail and quality.
• Experience in lock replacement to ensure security and functionality.
• Familiarity with apartment turnovers in both older and newer buildings, understanding the unique challenges each presents.
• Valid driver's license, clean driving record, and reliable vehicle for daily tasks and on-call duties.
• Must possess basic tools necessary for the job.
• Strong problem-solving and decision-making skills to address issues efficiently.
• Effective communication skills for interactions with team members, vendors, and residents, ensuring clarity and professionalism.
• Relevant certifications and licenses in HVAC systems are preferred.

• Deliver exceptional service to residents, exceeding their expectations and ensuring satisfaction.
• Promptly and efficiently address maintenance and service requests from residents.
• Identify and rectify hazardous conditions on the property to ensure safety for residents and staff.
• Prepare vacant apartments for new occupants within five days, including necessary repairs and replacements.
• Perform a variety of maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs, with a focus on quality and efficiency.
• Maintain the grounds and ensure cleanliness, enhancing the overall appearance of the property.
• Respond to emergency calls while on-call, providing timely assistance and support.
• Implement cost-saving measures and manage budgets effectively to maximize resources and minimize expenses.
• Respond to resident requests within 24 hours, demonstrating responsiveness and professionalism.
• Maintain a well-stocked maintenance shop while avoiding unnecessary expenditures, optimizing inventory management.
• Perform technician and groundskeeper duties as required, supporting the team in achieving maintenance objectives.
• Efficiently schedule vacancies for five-day turnovers, coordinating with team members to meet deadlines.
