We’re looking for a highly skilled Maintenance Technician III to join a professional facilities team supporting a commercial/industrial environment in Waltham. This is a hands-on opportunity for an experienced technician who enjoys troubleshooting, keeping equipment running reliably, and taking pride in maintaining a safe, clean, and fully functional facility.

You’ll perform preventive maintenance, inspections, troubleshooting, and repairs across a variety of building systems while working alongside a professional facilities team.

What You’ll Do

Perform scheduled preventive maintenance on facility and building equipment

Conduct routine inspections and shift rounds to identify equipment issues and safety concerns

Monitor equipment conditions including temperature, pressure, vibration, and flow

Troubleshoot and perform maintenance on commercial and industrial building systems

Perform filter changes, belt and hose replacement, lubrication, oil changes, condenser and coil cleaning, and mechanical adjustments

Complete general facility repairs including painting, drywall patching, fixture repairs, and minor carpentry

Perform basic plumbing repairs involving faucets, valves, drains, and related fixtures

Perform permitted electrical maintenance including lighting, lamps, and ballasts

Document completed work, inspections, and equipment findings in a CMMS

Identify potential equipment failures and communicate maintenance needs to leadership

Communicate professionally with customers, facility occupants, vendors, and coworkers

Provide updates on work status and expected completion times

Assist with contractors and subcontractors while ensuring site safety procedures are followed

Support facility projects, improvements, and other maintenance initiatives

Maintain clean, organized work areas and storage spaces

What You Bring

High school diploma or equivalent required

Trade school, vocational training, technical certification, or related coursework preferred

Massachusetts Refrigeration Journeyman License required

Valid driver's license required

Strong commercial or industrial facility maintenance experience

Solid mechanical troubleshooting and repair skills

Knowledge of plumbing, carpentry, electrical, and general building maintenance

Ability to safely use hand tools and power tools

Ability to read maintenance manuals, work orders, diagrams, and safety procedures

Experience using computers, tablets, mobile devices, email, and CMMS systems

Ability to operate forklifts, scissor lifts, and aerial lifts after appropriate training and certification

Strong communication, organization, and follow-through

Safety is a major part of this role. You’ll follow OSHA requirements, lockout/tagout procedures, PPE requirements, permit processes, and all applicable facility safety standards. You’ll also participate in required safety training and help maintain a safe environment for everyone on site.
