• Perform regular checks of building systems and structures, ensuring they function correctly and are in good condition.
• Address and repair issues related to plumbing, electrical systems, HVAC units, appliances and other in-unit necessities.
• Conduct routine inspections of safety systems, such as fire alarm and sprinklers, to ensure they are operational and compliant with safety standards.
• Keep the apartment community's exterior, including walkways, parking lots and recreational areas clean and in good condition.
• Promptly attend to and resolve maintenance requests from residents, ensuring tasks are completed to their satisfaction and in a timely manner.
• Prepare units for new occupants, which may include painting, cleaning or other general repairs and maintenance tasks.
• Assist with the installation of new appliances, fixtures or equipment in the apartments.
• Be on-call for any emergency repairs or issues, addressing them promptly to avoid further damage or inconvenience.
• Document maintenance and repair work, ensuring records are kept up-to-date for future reference or for reporting to property managers.
• Work closely with the property management team, updating them about ongoing maintenance tasks, upcoming repairs or potential issues that might require attention.

Apartment Maintenance Technician Requirements:

• High School diploma or equivalent
• Vocational Training preferred with Certifications for HVAC, electrical, plumbing, etc.
• Prior maintenance experience, preferably in residential and commercial settings
• Strong troubleshooting abilities of plumbing, electrical, appliance repair and HVAC
• Basic understanding of Building Codes and Safety Regulations
• Ability to perform demanding tasks like lifting or climbing a ladder
• Good communications skills for resident/ tenant interactions
• Availability for on-call emergencies or after hours
