The Maintenance Technician III is the senior technical role in the Facilities Services maintenance department. This position performs advanced maintenance, repair, installation, and preventive maintenance work across multiple trade areas with full independence, and carries significant leadership responsibility for the quality, safety, and development of the maintenance team. The Maintenance Technician III serves as the primary technical authority in the department, mentors and trains Technician I, Technician II, and Facilities Maintenance Assistant staff, and functions as lead worker in the absence of the Maintenance Supervisor. This role is the direct step up from Maintenance Technician II and the primary advancement path toward the Maintenance Supervisor role. This position is classified as essential personnel under College policy and participates in an on-call rotation for after-hours and emergency response. Duties:- Performs advanced routine, corrective, project, and preventive maintenance work across multiple trade areas - including plumbing, carpentry, painting, plastering, electrical, and machine servicing.
- Diagnoses maintenance problems, determines appropriate repair approaches, and completes repairs to a high standard of workmanship.
- Serves as lead worker in the absence of the Maintenance Supervisor - coordinates daily work assignments, serves as the primary point of contact for urgent work orders, and ensures work quality across the team.
- Provides formal on-the-job mentorship, technical coaching, and skills development guidance to Maintenance Technician I, Technician II, and Facilities Maintenance Assistant staff.
- Reviews and evaluates the quality of completed work by junior staff on shared or sequential projects; communicates quality concerns to the Maintenance Supervisor.
- Contributes to the formal skills assessment of junior staff as requested by the supervisor.
- Leads small renovation and repair projects from initial diagnosis through completion, including planning, material estimation, and workmanship oversight.
- Estimates time and material costs of assigned projects independently; communicates material and parts needs to the inventory controller or purchasing staff.
- Reads, interprets, and works from architectural drawings, engineering schematics, equipment manuals, and manufacturer documentation independently.
- Participates in the hiring process for junior positions at the supervisor's request, including reviewing applications and participating in candidate interviews.
- Inspects completed repairs and installations to verify proper operation, safety, workmanship, and cleanliness.
- Maintains tools, equipment, vehicles, and work areas in a clean, organized, and safe condition.
- Performs all work in accordance with established safety procedures, applicable codes, OSHA standards, and college policies.
- Interacts professionally and courteously with students, faculty, staff, contractors, and visitors while working in occupied buildings and active campus environments.
- Participates in the department's on-call rotation and responds, as assigned, to after-hours, weekend, holiday, and emergency maintenance needs.
- Assists with inclement weather response, emergency response, and other campus support work as directed.
- Performs other related duties as assigned. Qualifications:
- High school diploma or GED required; completion of a formal trade apprenticeship or vocational program preferred.
- Five or more years of progressively responsible experience in building maintenance, facilities maintenance, or related maintenance trades required, with demonstrated advanced competency across multiple trade areas.
- Demonstrated experience performing advanced maintenance and repair work independently across a minimum of two trade areas.
- Ability to read, interpret, and work from architectural drawings, engineering schematics, and manufacturer documentation independently.
- Demonstrated ability to estimate project costs and plan multi-step repair and installation projects without supervisor input.
- Demonstrated ability or willingness to mentor and develop less experienced staff.
- Ability to communicate effectively in English.
- Ability to work independently with minimal supervision and to coordinate the work of others as a lead worker.
- Ability and willingness to participate in an on-call rotation and respond to campus as required for urgent or emergency situations.
- Valid NC driver's license and acceptable driving record.
- Experience using a computerized maintenance management system or work order system preferred. Knowledge, Skills and Abilities:
- Advanced working knowledge of two or more building trade areas including plumbing, carpentry, painting/plastering, minor electrical, and general mechanical systems.
- Ability to independently diagnose, plan, and execute complex maintenance repairs and installations across multiple trade areas.
- Strong leadership, mentoring, and coaching skills; ability to coordinate the work of others and model professional standards for the team.
- Working knowledge of applicable OSHA safety standards, safe work practices, and building codes relevant to maintenance trade work.
- Skill in reading and working from architectural drawings, engineering schematics, and complex technical documentation.
- Ability to estimate project materials and labor requirements accurately and independently.
- Ability to prioritize work, manage time efficiently, and adapt to changing campus needs and daily assignments.
- Ability to demonstrate dependability, professionalism, accountability, flexibility, and customer service in a service-oriented environment.
- Effective written and verbal communication skills; ability to document work thoroughly and provide clear technical direction to junior staff. Physical Demands:
- Ability to lift up to 50 pounds and frequently lift or carry objects weighing up to 25 pounds.
- Frequent bending, reaching, climbing, walking, standing, kneeling, pushing, and pulling.
- Ability to work from ladders and aerial lift equipment including boom lifts and scissor lifts as required. MEWP operator training is provided.
- May be exposed to heat, cold, dust, noise, moisture, and other conditions typical of facilities maintenance work. Required Documents:
