Job Description I. Purpose of the Job To market multi-family residential apartments to prospects, locators, real estate agents and corporate businesses with the purpose of attracting residents to the community. Bilingual (English/Spanish preferred). II. Major Duties Lease of all vacants and upcoming vacant units. Accurately prepare all leasing paperwork including but not limited to: Resident Processing Checklist Lease Contract and Security Addendum Application for Residency Move-in Condition Form Pet addendum (if applicable) All other lease addendum required by the property Collection of security deposit Monthly market surveys Assist in preparing accurate Weekly Activity and Traffic Reports. Report to the Property Manager all extraordinary situations and occurrences related to leasing or resident retention, that could positively or adversely affect the community. Inspect the common areas and models before 9:00 am each day. Qualify each prospect in accordance with Company standards. Utilize the Guest Cards to follow-up with each prospective resident who contacts the community. Follow-up with a thank you letter and phone calls. Obtain closing ratio of a minimum of 33% unless employed in the townhouse properties which must obtain 25%. Secure lease renewals. All prospective renewals should be contacted 45 days prior to the lease expiration. Be aware of all competition. Maintain local product knowledge along with monthly market surveys. Actively participate in all functions sponsored by the property. Actively participate in HAA seminars as well as continuing education when deemed necessary. Accept resident request and issue work orders. Adhere to all Fair Housing Regulations and TAA Red Book laws. Verify application information by thoroughly running Credit, RCR, Employment, Rental and Conviction History. Perform other duties as assigned. III. Knowledge, Skills And Prior Experience Required High school diploma or GED. Some college preferred. Minimum one to two years apartment leasing experience required. Strong attention to detail and sales ability a must. Demonstrated ability to be persistent and control a tour. Excellent communication skills. Demonstrated organizational skills and decision making ability. Bilingual - English/Spanish preferred. Proficient in Microsoft Office Suite. Experience with Entrata preferred. IV. Physical Requirements Ability to lift 25-30 pounds. Ability to do extensive walking conducting tours and inspecting the property. Ability to withstand extreme climate temperatures for long periods of time. Ability to climb stairs. V. Required Tools And Equipment Reliable Transportation.
