Apartment Lead Maintenance Technician

ABM is seeking an experienced, hands-on Apartment Lead Maintenance Technician to support the maintenance operations of a residential apartment community. This position assists with leading the maintenance team while remaining actively involved in work orders, apartment turnovers, preventive maintenance, inspections, troubleshooting, and emergency response.

The ideal candidate has recent experience supervising or leading maintenance operations in an apartment, residential, hotel, or facilities environment. This person must be technically proficient across HVAC, electrical, plumbing, appliances, and general maintenance and capable of coaching technicians, delegating work, monitoring quality, and communicating professionally with residents and property management.

Responsibilities include assisting the Maintenance Supervisor or Maintenance Manager with daily maintenance operations, helping assign, prioritize, and monitor emergency and routine work orders, ensuring resident service requests are completed accurately and professionally, providing daily direction, technical guidance, coaching, and hands-on support to maintenance technicians, monitoring employee performance, assisting with planning, coordinating, and completing apartment turnovers and make-ready assignments, conducting unit, building, equipment, and property inspections, reviewing completed units and work orders to ensure repairs meet property and company quality standards, helping develop, schedule, and execute preventive maintenance programs, performing hands-on HVAC troubleshooting, preventive maintenance, and repairs, diagnosing and repairing electrical components, completing plumbing repairs, troubleshooting and repairing refrigerators, ranges, dishwashers, washers, dryers, and other residential appliances, performing and overseeing general carpentry, drywall, painting, flooring, door, lock, cabinet, and make-ready repairs, reviewing repair needs and estimating the labor, materials, parts, and vendor support required, assisting with maintaining accurate work-order records, preventive maintenance schedules, inspection reports, equipment logs, and inventory records, helping manage maintenance supplies, tools, parts, and equipment to ensure appropriate inventory levels, coordinating with vendors and contractors for specialized repairs and projects, monitoring vendor work for quality, timeliness, safety, and compliance with the approved scope, communicating with residents regarding maintenance concerns, repair status, access requirements, and follow-up needs, serving as a maintenance point of contact when the Maintenance Supervisor or Maintenance Manager is unavailable, participating in and helping coordinate the property's on-call rotation, responding promptly to after-hours emergencies and providing direction to team members when escalation is required, reinforcing OSHA requirements, company safety procedures, building codes, and applicable regulations, and assisting with grounds, common-area, equipment, and property maintenance as operational needs require.

Qualifications include a high school diploma or GED, at least five years of recent and consistent apartment, residential, hotel, or facilities maintenance experience, recent maintenance leadership, lead technician, supervisory, or management experience, demonstrated ability to assign work, lead technicians, monitor performance, and ensure timely completion of maintenance activities, strong hands-on knowledge of HVAC, electrical, plumbing, appliances, carpentry, drywall, painting, flooring, and general repairs, experience coordinating apartment turnovers, unit inspections, and punch-list completion, experience implementing or supporting preventive maintenance programs, experience prioritizing emergency and routine work orders, experience maintaining accurate repair, inspection, equipment, and preventive maintenance records, ability to participate in an on-call rotation and respond to emergency maintenance needs, strong troubleshooting, decision-making, and problem-solving skills, strong verbal and written communication skills, ability to interact professionally with residents, vendors, property management, and employees, consistent attendance, dependable follow-through, and demonstrated accountability, and ability to work independently while supporting and developing a maintenance team.
