Floating Compliance SpecialistGSF Properties Inc. is seeking a detail-oriented, knowledgeable, and mission-driven Floating Compliance Specialist to support compliance across our growing affordable housing portfolio.In this dynamic role, you will help ensure compliance with LIHTC, HUD, Section 8, Fair Housing, HOME, Bond, and other affordable housing program requirements while partnering with property management teams to maintain accurate, audit-ready files and strong operational performance. The ideal candidate has direct affordable housing compliance experience and enjoys working collaboratively to support both compliance excellence and resident success.This position reports directly to the Compliance Director and requires travel to assigned communities throughout the portfolio.Compensation & Schedule: The pay range for this role is $24.00-$27.00 per hour, based on experience. This position follows a Monday through Friday schedule, 8:00 AM to 5:00 PM.If you're passionate about affordable housing, enjoy working with diverse teams, and thrive in a role where your expertise directly supports compliance and community success, we encourage you to apply.Key Responsibilities:Report directly to the Compliance Director and provide regular updates on compliance activities, audit findings, and corrective actions.Support multiple properties by reviewing applicant, move-in, transfer, and recertification files for compliance with LIHTC, HUD, Section 8, Fair Housing, and other affordable housing regulations.Verify income, assets, household eligibility, and rent calculations to ensure accuracy and program compliance.Conduct file audits, identify compliance deficiencies, and work with site teams to resolve issues in a timely manner.Collaborate with Property Managers, Regional Managers, and other stakeholders to maintain regulatory compliance across the portfolio.Prepare and maintain compliance reports, records, and documentation required for audits and agency reviews.Provide guidance to on-site staff regarding compliance policies, procedures, and regulatory requirements.Maintain a small, assigned compliance portfolio while providing support throughout the portfolio.Travel approximately 50% of time to various property locations to perform file reviews, audits, and compliance.Maintain confidentiality of resident information and stay current on changes to affordable housing regulations and industry requirements.Perform other compliance-related duties as assigned by the Compliance Director.Benefits:GSF Properties Inc. offers a comprehensive benefits package to support the health, financial well-being, and work-life balance of our employees, including:Medical, dental, and vision insurance401(k) plan with company matchLife insurancePaid time offPaid holidaysFor more information about our company and our mission, please visit our website: Requirements - Floating Compliance Specialist2+ years of affordable housing compliance experience, preferably LIHTC.Experience processing LIHTC move-ins from application through approval.Experience calculating household income and assets.Experience preparing and reviewing Tenant Income Certifications (TICs).Experience with annual and interim recertifications.Knowledge of LIHTC regulations, eligibility requirements, and verification standards.Experience reviewing files, identifying deficiencies, and ensuring corrections are completed.Strong organizational, communication, and problem-solving skills.Ability to manage multiple priorities and meet deadlines.Proficiency with Yardi, RealPage, OneSite, AppFolio, or similar software preferred.Valid driver's license, reliable transportation, and current auto insurance required.Ability to travel to assigned properties.Available to work Monday through Friday, 8:00 AM to 5:00 PM.Preferred Qualifications:LIHTCHUD/PBRAHOMETax-Exempt Bond ProgramsCalHFA ProgramsOther affordable housing programs
