Position Overview The Property Operations Lead is an on‑site facilitator responsible for ensuring that every Kasa guest experiences a clean, safe, and well‑maintained environment. The role supports the East market’s Chicago portfolio by conducting regular inspections, coordinating with housekeeping and vendors, stocking supplies, resolving guest issues, and executing cost‑effective property improvements aligned with brand standards. Location and Schedule Location: Chicago, Illinois Time Commitment: Approximately 32–40 hours per week Schedule: Flexible – includes nights, weekends, and holidays as needed. On‑call emergency coverage may be required, with overtime compensation of at least 2 hours on defined days off or after hours. Responsibilities Inspect common areas and individual units to ensure compliance with Kasa brand standards. Identify, prioritize, and implement cost‑effective property improvements. Daily tasks include visiting units, conducting recurring maintenance, replacing broken items, liaising with housekeeping and service vendors, stocking supplies, and providing support for lockouts, last‑minute requests, and other guest issues. Maintain supply inventory levels and participate in the preventative maintenance program. Complete brand‑standard inspections to gather property‑level data and reduce after‑hours calls and inquiries. Required Attributes Think Like an Owner: Take accountability for all facets of unit/building performance to maximize operating profit per unit. Tech Savvy: Proficient with modern technology tools to complete daily work. Handy: Comfortable using a toolkit and devising solutions for minor repairs and maintenance tasks. Quality Control Leader: Implement streamlined processes that ensure high‑quality standards through proactive improvements and collaboration with external partners. Reliable: Arrive on time and willing to work nights and weekends. Collaborative: Work effectively with leadership and peers to meet goals and contribute ideas that improve department operations. Smooth Operator: Resolve guest‑stated and unstated needs confidently, empathetically, and creatively. Change Agent: Support execution of change‑management initiatives, including communication plans and training development. Process Minded: Execute established processes with precision and identify deficiencies that negatively impact the guest experience. Required Policy Information This role requires access to a reliable vehicle, a valid driver’s license, a clean driving record, and proof of insurance. Expected Results Role Objective 1: Drive quality outcomes through increased guest satisfaction and company metrics. Identify and communicate on‑site issues. Maintain appropriate supply inventory levels. Participate in the preventative maintenance program. Role Objective 2: Complete tasks that drive productivity within the operation. Complete brand‑standard inspections to gather property‑level data. Decrease the number of after‑hours calls and inquiries.
