Regional Manager

Job Description: As a Regional Manager you will manage an assigned portfolio of residential communities, making decisions to maximize income and minimize expenses to achieve overall objectives of the communities in your region. You will oversee financial budgeting and reporting, as well as marketing and leasing efforts for all apartment communities in your portfolio. Responsibilities Develop and execute regional strategies to maximize revenue and minimize operating costs Oversee financial budgeting and reporting for all properties in the portfolio Lead marketing and leasing efforts for each apartment community Recruit, train, mentor, and manage on‑site staff Plan, assign, and direct work, evaluate performance, and resolve conflicts Ensure operations comply with company policies and procedures Represent the company with clients, employees, residents, and vendors Assist with budget preparation, monitor budget variances, and provide written evaluation of significant over‑budget items Provide capital improvement recommendations and approve invoices for payment Develop a high‑quality on‑site team through effective recruitment, training, motivation, and coaching strategies Qualifications Previous experience as a regional manager in residential property management with supervisory/management experience CPM designation is a plus (not required) College degree desired Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage Ability to travel up to 50% of the time Skills, Knowledge and Abilities Excellent computer, verbal, math, and reasoning skills Strong negotiating and sales abilities Leadership, interpersonal, and organizational skills Effective time‑management skills and attention to detail Proficiency with Microsoft Excel, Word, and other Office products Ability to calculate real‑estate figures and amounts Knowledge of internet, email, and social media for community marketing Familiarity with property‑management software (Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.) Knowledge of business practices and principles Ability to handle multiple projects and tasks under stress Respect for confidentiality and ability to provide timely and accurate responses to clients, upper management, and corporate departments Experience in developing property budgets and managing complex operational matters daily Benefits Competitive pay and career‑track positions Health, dental, vision, and life insurance Housing discounts Paid vacation and holidays Exceptional 401(k) plan with employer match Employee Assistance Program (EAP) for mental health and wellness Floating holidays for personal use (volunteering, voting, etc.) Flexible 401(k) plans Credits for fitness programs and incentives for annual health check‑ups Discount programs for pet insurance Equal Opportunity Employer ZRS Management is an equal opportunity employer.
