The OpportunityKilroy Realty is building its data foundation. The enterprise data platform is underway, organization-wide AI deployment is in motion, and a significant business transformation is being shaped right now. It is whether we get the most from it while that work is still in progress and the right decisions can still be made.We are looking for a Sr. Director, AI Solutions & Delivery to make sure the answer is yes.This is not a strategy role or an advisory role. It is a player-coach position for someone who can assess where AI changes what the right answer looks like, build solutions directly on our data platform, evaluate commercial tools with firsthand technical judgment, and communicate clearly to executive leadership without getting anyone lost in the technology. You will be grounded in IT but your work happens inside leasing, asset management, finance, and operations. You will own a delivery roadmap that is visible across the organization.The right person for this role sees a business process under redesign and immediately knows where AI makes it better, where it does not, and what to build first.What You Will DoEmbed in the BusinessWork directly inside Kilroy's business functions from day one. Build working relationships across the organization, identify where AI changes the right answer in workflows and decisions already in motion, and act on it before those decisions get locked in. Build Custom AI ApplicationsLead development of AI applications and agents on our enterprise data platform. Prioritize use cases with clear business value, exercise independent judgment on architecture and build standards, and deliver solutions that work in production — not just in pilots.Own the Build vs. Buy PipelineProactively identify, evaluate, and pilot commercial AI products aligned to business objectives. Evaluate vendors with real technical judgment, not just feature checklists. Develop clear recommendations for leadership with honest analysis of what works, what does not, and why.Drive the AI RoadmapMaintain and execute a sequenced AI delivery roadmap with clear milestones, owners, and success metrics. Present progress and priorities to the CTO and executive team. Apply independent judgment on sequencing trade-offs and resource priorities.Build Thought LeadershipShape how Kilroy thinks about AI — internally through clear communication to leadership and across the organization, and externally by representing Kilroy's AI perspective as the program matures. Translate what is happening in the market into what it means for Kilroy specifically.QualificationsRequired8 or more years of progressive experience in AI, data, or enterprise technology roles with at least 3 years in a senior delivery or ownership capacity.Hands-on experience building and deploying AI applications or agents in a production enterprise environment — not advisory or proof-of-concept work.Proficiency in prompt engineering and LLM integration via API.Data platform fluency — comfortable building on top of data pipelines, warehouses, and APIs without requiring a data engineer for every decision.Demonstrated ability to run structured technology evaluations and Build vs. Buy decisions with recommendations delivered to senior leadership.Strong executive communication skills — able to translate technical work into business impact and strategic narrative without losing the room.Track record of owning a delivery roadmap with accountability for milestones, trade-off decisions, and outcomes.Bachelor's degree in computer science, Information Systems, or related field.PreferredExperience with Microsoft Fabric, Azure AI Studio, or Copilot Studio.Familiarity with real estate platforms such as Yardi or VTS.Background in a regulated or data-sensitive industry where governance and security are part of standard delivery.Commercial real estate or REIT industry experience.Relevant certifications in AI, cloud platforms, or data engineering such as Microsoft Azure AI Engineer, AWS Machine Learning Specialty, or equivalent.What We Are Looking for in the Right CandidateYou are a builder and a communicator in equal measure. You just move them.What we offerAt Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $180,000 and $220,000 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
