Senior Property Manager – Tax Credit (LIHTC) Multi‑Family We are seeking a highly motivated, knowledgeable, and experienced Senior Property Manager to oversee operations, optimize financial performance, and ensure an exceptional living experience for our residents at two of our multi‑family Section 42 (Tax Credit) apartment communities. Regular Schedule : Monday – Friday 8:00 AM – 4:30 PM, with occasional work outside of standard business hours as required by business needs. Hourly Pay Range : $30.00 per hour, dependent on experience. Annual Clothing Allowance : $200 per year to be used at the Velair Clothing Store within the designated shopping period. Essential Duties and Key Responsibilities Maintain occupancy rates above 95% by implementing effective leasing and retention strategies. Maximize net operating income through proactive rent collection and cost management. Foster strong, professional relationships with residents, prospective tenants, vendors, and team members. Ensure full compliance with federal, state, and local Fair Housing laws and property management regulations. Lead and mentor your team in all aspects of property operations, including marketing and leasing, maintenance, program compliance, resident relations, and financial performance. Oversee the make‑ready process to ensure units are move‑in ready. Maintain the property’s curb appeal and operational safety through routine inspections and preventive maintenance. Represent Velair professionally with a polished and business‑appropriate appearance. Other duties as assigned. About You To be successful in this role, you should have the following education and experience: Leadership Skills: Strong ability to manage, mentor, and motivate a team. Attention to Detail: Commitment to accuracy in financials, compliance, and property upkeep. Communication Skills: Strong written and verbal communication in English. Technical Skills: Proficiency in relevant software and electronic systems. Problem‑Solving Abilities: Strong reasoning and decision‑making skills. Customer Service Excellence: Ability to create a welcoming and supportive environment for residents. Commitment to Diversity: Ability to work effectively with people of all backgrounds. Energetic & Fun‑Loving: Passion for teamwork and a positive work environment. Education & Certifications Required: High school diploma or equivalent. Preferred: 2–4‑year degree in a related field and previous property management experience. Desirable Certifications: ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials preferred. Professional Experience Minimum 1 year of property management experience (multi‑family housing preferred). 2+ years of supervisory experience with a proven track record in team leadership. Additional Requirements Valid driver’s license & insurance with the ability to travel as needed. Commitment to career growth through Velair‑supported training and development opportunities. Physical Requirements Ability to lift 30 pounds and conduct regular property inspections, including walking stairs. Primarily indoor work, with occasional outdoor responsibilities as needed.
