It is the Property Manager's responsibility to know and adhere to all federal, state, and local laws, as well as all policies and procedures contained in the manual issued by Draper and Kramer, Incorporated or as otherwise communicated (verbally or in writing) to site employees. This position is located in Aurora, Colorado.ScheduleMonday - Friday: 9:00 am - 6:00 pm24/7 On-call, if neededResponsibilitiesProvide outstanding customer service for all residentsDevelop and maintain open lines of communications with all residentsConduct thorough reviews of monthly financial statements to ensure accuracy and completenessAnalyze and report on variances, highlighting risks, opportunities, and corrective action plansPrepare recurring and ad hoc financial reports to support operational and strategic decision-makingHire, terminate, supervise, train, and motivate all applicable staff in order to achieve the operational goals of Draper and Kramer, Incorporated for the assigned propertyConduct performance reviews for all staff members per guidelinesEnsure that all maintenance requests are handled on an immediate basis, if possible, and that residents are notified if parts are causing a delayEnsure that residents are provided with a clean, safe, and well-maintained environmentMaintain accurate records on all aspects of management activity on a daily, weekly, and monthly basis for payroll, financial transactions, ledgers and move-ins and move-outsAdhere to all company policies regarding personnel, accounting, maintenance, purchasing, work orders, landscaping, grounds, safety, special maintenance items, purchase order and stock control directivesSupervise outside contractors working on the property in coordination with the Chief EngineerProvide vendor/contractor communications concerning work scheduling, billings, and vendor relationsContinually inspect property and improvements, recording deficiencies and taking the necessary action within budgetary allocationsManage and oversee file management apartment move in and out, lease renewalsManage Assistant Manager in the collection and tracking of monthly rent and reportingHas experience in Capital Projects and/or RenovationsQualificationsFour (4) years' experience in multifamily property managementCertifications ARM, CPM or professional equivalent and IL Broker License preferredExperience with MS-Office (intermediate level knowledge of MS-Word, Excel, Outlook, basic knowledge of PowerPoint and Access)Yardi experience preferredAbility to respond in an emergencyAbility to perform accounting (accounts payable/receivable) and administrative functionsAbility to analyze financial documentHigh school diploma/GED equivalent; Bachelor's degree preferredCompensationSalary Range for this position: $75,000.00 - $95,000Leasing CommissionsUp to 8% Annual Property Management BonusBenefits401(k) with a company matchMedical, Dental, Vision and Health Savings AccountsCompany Paid Life, AD&D, LTD, and STDPTOCompany Paid Family Leave ProgramTuition Reimbursement ProgramIt always has been and continues to be Draper and Kramer's policy that employees should be able to enjoy a work environment free from all forms of unlawful employment discrimination.
