Immediate opening for a Maintenance Technician in San Diego, CA who possesses:

• 3+ years of maintenance technician experience within property management
• Own set of basic hand tools highly preferred
• Ability to perform routine maintenance and minor repairs for apartments

FULL DESCRIPTION: Under the supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for maintaining the physical condition and appearance of the property, related fixed and portable equipment, and establishing a safe environment for the facility. This role supports routine maintenance, apartment turns, minor repairs, safety procedures, and resident service needs while helping ensure the property remains clean, functional, and market ready.

The selected candidate will be responsible for:

• Diagnosing and performing minor and routine maintenance repairs throughout the property
• Performing interior and exterior lighting repairs
• Completing minor plumbing repairs
• Completing minor appliance repairs
• Performing carpentry work as needed
• Assisting with basic pool care
• Completing wall repairs and painting
• Supporting minor water irrigation system repairs
• Maintaining stairs, gates, fences, patios, railings, gutters, pool areas, tile, spa areas, and pool furniture
• Repairing and maintaining tile, carpet, flooring, fireplaces, ceiling fans, shutters, doors, cabinets, windows, sliding glass doors, door locks, and related fixtures
• Responding to water intrusion concerns and related repairs
• Repairing concrete, masonry, roofing, and fencing when required
• Assisting with grounds work when necessary
• Providing the highest quality of service to tenants, staff, and visitors
• Assisting with restoring apartments to market-ready condition
• Conducting property inspections, including models, offices, vacant units, and occupied units
• Identifying and reporting potential liability or safety hazards to the Maintenance Manager
• Immediately correcting unsafe conditions such as broken gates, broken steps, open holes, and broken or burned-out exterior lights
• Inspecting and maintaining tools in excellent condition
• Performing work area clean-up and safety-related duties
• Adhering to safety procedures regarding the proper use of personal protective equipment as tasks dictate
• Using safety equipment such as goggles, masks, gloves, and related PPE as tasks require
• Following all federal, state, and local laws, as well as company policies and procedures
• Participating in standby emergency schedules for evening, weekend, and holiday coverage
• Maintaining regular and on-time attendance in the workplace
• Supporting and following operational policies, standards, and safety programs

The selected candidate will also possess:

• 2 to 3 years of maintenance field experience required
• Valid driver's license required
• Own basic hand tools required
• Knowledge and safe use of hand tools such as wrenches, screwdrivers, grips, sledgehammers, hammers, snips, posthole diggers, saws, and related tools
• Knowledge and safe use of power tools such as wrenches, grinders, sanders, drills, saws, and related tools
• Knowledge and safe use of user-moving aids such as wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, and double ladders
• Basic knowledge of mechanical equipment such as power washers, blowers, and compressors
• Ability to work independently and as part of a property maintenance team
• Strong attention to detail and commitment to safety
• Ability to provide excellent service to tenants, staff, and visitors
• Ability to participate in standby emergency coverage for evenings, weekends, and holidays as needed
• Must be vaccinated against COVID-19

Physical Requirements:

• Ability to constantly stand and/or walk throughout the workday
• Ability to frequently bend, squat, and kneel
• Ability to frequently climb stairs and/or ladders
• Ability to frequently reach above shoulders
• Ability to frequently grasp with left and/or right hand
• Ability to frequently use finger dexterity for tools, repairs, and detailed maintenance work
• Ability to lift, carry, push, pull, and move tools, equipment, supplies, and maintenance materials as needed
• Ability to work indoors and outdoors while performing property maintenance, repairs, inspections, and grounds support
• Ability to safely use hand tools, power tools, ladders, mechanical equipment, and required personal protective equipment

Salary Range: $23 to $25/hour
