Superintendent/Sr. Superintendent - Commercial Interiors

Position Overview

The primary company representative on the project site responsible for the overall quality, schedule, and successful completion of project(s); master of overall construction knowledge; engages and participates in activities related to project safety, project start-up, production, subcontractor procurement, project cost projections, and schedule requirements to ensure projects are completed in a quality, timely and profitable manner. Maintains a focus on meeting and exceeding customer needs and expectations. Builds relationships with current customers by delivering on commitments.

Key Responsibilities (Essential Duties and Functions)

Project Cost Responsibilities

· Understands the project budget including subcontracts, allowances, contingencies, and General Conditions for delivering the project

· Knows and understands the requirements of owner’s contract, including insurances, fees, notifications, schedules, reporting, and costs

· Knows and understands each subcontractor’s scope of work and requirements by contract. Maintain control of field work tickets and clearly communicate with Project Manager regarding additional scope request required for completion of project.

Project Start-up and Scheduling

· Collaborates with Gallant Project Manager, subcontractors, and suppliers to create a project schedule inclusive of all major activities, deliverables, milestones, and completion activities

· Participates in team organization, roles & responsibility review at the start of each project and understands the resources needed for the project (e.g., people, systems, tools, internal and external services)

· Participates in internal and external project Kickoff meetings

· Reviews the contract documents with all project participants (e.g., Client, owner vendors, subcontractors, suppliers, government regulators, utilities) to ensure work is completed to meet the project timeline and budget

· Participates in the project submittal & shop drawing review process and demonstrates an excellent understanding of general constructability concepts and coordination of multiple discipline assemblies/details

· Coordinates and delivers all requirements for subcontractors and vendors to meet project schedules on largescale and/or complex projects

Project Administration, Operations and Close-out

· Responsible for managing project(s) activities and daily operations in a clean and safe working environment

· Responsible for FULL TIME job site presence and supervision of all work activities and maintains the overall project schedule, milestone dates, and schedule impact items. Reviews with project staff each week and has ownership of field responsibilities, execution, and follow-up plans

· Responsible for actively participating in weekly Owner/Architect meetings with updated project information (e.g., Three-week Lookahead Schedules, RFI, Submittal, Quality, CO Logs…)

· Responsible for generating Request for Information (RFIs) with proper Document reference/validation, documented field conditions, proposed resolution, and potential impacts

· Establishes relationships and communication tools as needed with subcontractors and other key people to verify all project milestones are delivered when necessary. Ensures that all understand performance standards, quality and expectations

· Ensures that project site and team are secure and always maintains a safe and respectful working environment by implementing programs for safety (jobsite safety review ms/audits), risk management, training, and quality control

· Conducts on-site Daily/Weekly coordination meetings with subcontractor foreman to review all upcoming work activities, quality and project manpower needs to accomplish all planned activities

· Leads all field coordination efforts related to building/property management, material deliveries, utility shutdowns, afterhours work activities and inspections

· Capable of managing and teaching Assistant Superintendent/Field Engineer on the project site

· Provide oversight and management of Project Closeout Documentation ensuring compliance with project requirements and timely delivery (Record drawings, TAB, Final Inspections, Certificate of Occupancy)

· Builds effective relationships with customers, design teams, subcontractors, vendors, and user groups that reflect and support company core values and meets or exceeds the customer’s expectations

· Actively participates in industry, client, and community relations to enhance company image

· Serves as a role model and promotes professional behavior and leadership in Safety

· Facilitates Training Courses and participates in operation’s training/mentoring programs and commits to the development of company personnel and of self

Work Requirements

· Pass pre-employment drug and alcohol screen and criminal background check

· Be able to provide valid identification for the I-9 Immigration document

· Display a professional and courteous attitude

· Report to work at the designated start time

· Must be willing and able to travel to work sites, which are in different locations around our division

· Be willing to work overtime, nights, and weekends when necessary

Strictly adhere to safety requirements and procedures. Responsible for reporting to management/safety personnel or stopping work if needed due to any issue or activity, etc. that could result in an injury or death to yourself, another employee, sub-contractor or other at/on any Gallant property, office, or job site. Responsible for stopping work and notifying onsite management and safety management if you spot an issue that could be life threatening.

· Wear personal protective equipment (PPE) in designated operations and production areas as stated by OSHA

· Have the willingness to work in a team environment and assist co–workers or supervisors with other duties as required

· Must have/maintain a valid driver’s license and safe driving record with a Motor Vehicle Record that meets company standards.

Education/Experience

B.S. in Construction Management/Science, Engineering or related field with 2 years of industry experience in related industry preferred; or 3-4 years of industry experience. Depending upon the project size, scope, and complexity the years of experience may vary.

Demonstrates leadership skills with ability and willingness to face challenges, independently solve problems, ability to manage multiple teams and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations

· Supervise and manage multiple projects, including service projects, while prioritizing and coordinating multiple subcontractors at all stages of the construction project(s)

· Demonstrates understanding of Commercial Construction and understanding of cross-divisional coordination to achieve complex details

· Exemplifies essential functions by consistently driving for quality, profitable, safe, and timely results on the assigned project(s) and providing leadership by example

· Demonstrates solid communication skills and verbal/written skills

· Demonstrates proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Project)

· Demonstrates excellence with Contract Document Management Systems (Plan Grid), Blue Beam

Physical

While performing the duties of this job, the employee is regularly required to talk, hear, see, grasp, stand, walk, and use repetitive hand motions (i.e., using a keyboard), plus occasionally stoop, kneel, crouch, crawl, and reach. The employee is regularly required to use hands to handle or feel. Position requires ability to climb permanent and temporary stairs, use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction and to walk long distances. May be required to enter or work in confined spaces or work at extreme heights. Must be able to use a computer keyboard, mouse, and calculator. The employee must occasionally lift and/or move up to 50 pounds. Occasionally required to exert physical force, pull and push material and equipment to complete assigned job tasks.   Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.

Work Conditions

Depending on assignment, work may be conducted in both indoor and outdoor environments. When indoors employee will work under controlled environmental conditions (however levels of temperature may vary throughout the workspace) and typical office environment with low noise level, appropriate lighting (artificial and natural), and air circulation. When in a field environment employee may be subjected to moving mechanical parts, odors, dusts, poor ventilation, chemicals, oils, extreme temperatures, inadequate lighting, intense noise, and risk of electric shock . While most travel is within the Greater Houston area by vehicle, incumbent may be required to travel both within the state of Texas and out of state (by vehicle or other means) and/or be temporarily assigned to areas outside of the Greater Houston area for extended periods.
