Job Title Leasing Consultant Supervisor Community Manager FLSA Status Non-exempt (Hourly) Job Summary Shows and leases apartments to prospective residents and supports the community's marketing plan. Essential Duties and Responsibilities Assists applicants in completing rental applications and collecting security deposits. Ensures “model” apartments and target apartments are ready for show; maintains clean and orderly work areas and office; maintains awareness of the community’s curb appeal. Has thorough knowledge of lease terms, specifications and all community policies. Knowledgeable of required telephone and sales techniques. Knowledge of Fair Housing Standards. Applies leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; fully informed of current rental rates, sizes, locations and all amenities. Maintains contact with all apartment locator services and local businesses to provide informational material, updating periodically. Responsible for “shopping” competitive properties. Develops full knowledge of application information required, screening processes and policies regarding rentals. Develops and maintains an ongoing resident retention program under direction of Community Manager. Maintains proper maintenance of all resident and community files. Maintains market surveys on a monthly basis. Efficiently and timely processes all required administrative forms, reports and related information. Reports unusual or extraordinary circumstances regarding the community or residents. Handles resident requests and complaints courteously and efficiently. Maintains a professional appearance and behavior at all times. Seeks educational opportunities and self‑improvement for personal growth and development. Education and/or Experience High school diploma or general education degree (GED); or one to three months of related experience and/or training; or an equivalent combination of education and experience. Language Skills Highly preferred bilingual. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or team members of the organization. Mathematical Skills Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages. Training, Certificates, Licenses and Designations Fair Housing must be completed within one day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within seven days of hire. Reasoning Ability Ability to apply common sense understanding to carry out detailed but uncomplicated written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Certificates, Licenses, Registrations Fair Housing Certification is required within one day of hire. Physical Demands Physical demands include frequent use of hands to finger, handle or feel; talking or hearing; standing, walking, sitting, reaching with hands and arms; occasional climbing, balancing, stooping, kneeling, crouching, or crawling; and occurring to lift or move up to 10 pounds. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
