Position Summary

We are seeking a detail-oriented and motivated Escrow Assistant to join our team in Roseville. In this role, you will provide critical support to Escrow Officers and the production team throughout the entire escrow process. The ideal candidate has 1–3 years of experience in title and escrow, possesses a strong understanding of closing disclosures and title commitments, and is committed to ensuring a seamless experience for all parties involved in the transaction.

Key Responsibilities

• Document Preparation: Prepare HUD/settlement statements, taxes, and payoff disclosures. Generate mock Closing Disclosures (CD) as required at the onset of the transaction.
• File Review & Compliance: Under the direction of the Escrow Officer, review title commitments to verify vesting and legal descriptions.
• Loan Documentation: Assist with drawing loan documents, including escrow instructions, deeds, and payoffs. Coordinate with notaries and attorneys for document execution.
• Post-Closing Procedures: Review fully executed documents, upload scanned packages to the internal software, and ensure all recording documents (including affidavits and death certificates) are accurate and sent out.
• File Auditing: Assist in auditing final figures, verifying demands, confirming liens are valid, and ensuring all wire instructions are completed.
• Funding & Disbursement: Track lender funding to ensure monies are ready for disbursement. Work directly with the Audit/Disbursing Department to ensure timely file closure.
• Communication: Act as a central point of contact for loan processors, loan officers, and principals to keep them updated on file status. Consult with Title/Escrow Officers regarding complex title issues.
• Administrative Support: Order beneficiary statements, demands, HOA information, and judgments as needed. Handle follow-up on releases and final policy delivery.

Qualifications

• Experience: 1–3 years of experience in a title or escrow support capacity.
• Technical Skills: Proficient in preparing settlement statements (HUD/CD) and understanding title commitments.
• Industry Knowledge: Familiarity with standard escrow workflows, recording documents, and the disbursement process.
• Soft Skills: Strong organizational skills, attention to detail, and excellent verbal/written communication skills.
• Logistics: Must be able to work onsite at our Roseville, CA office full-time.
