Location: Davis, CA

Position Overview
A well-established 60-unit housing cooperative in Davis is seeking an experienced Property Manager to oversee the day-to-day operations of the community. This is not a live on-site position. Unlike traditional apartment communities or homeowner associations (HOAs), a cooperative operates as a corporation owned collectively by its members. Residents own shares in the corporation, which grants them the right to occupy a unit, while the cooperative remains responsible for both common-area maintenance and interior unit maintenance. The Property Manager will serve as the primary point of contact for residents, board members, vendors, contractors, and service providers. The ideal candidate will have strong property management experience, excellent organizational skills, and the ability to balance administrative responsibilities with hands-on operational oversight.

Responsibilities

Property Operations & Administration

• Manage daily operations of the cooperative community.
  
  
• Respond to resident inquiries, concerns, and service requests in a timely and professional manner.
  
  
• Maintain property records, resident files, and operational documentation.
  
  
• Coordinate office mail, correspondence, and community communications.
  
  
• Prepare reports and updates for the Board of Directors.
  
  
• Assist with budgeting, invoice processing, and accounts payable functions.
  
  

Member & Occupancy Management

• Facilitate member application and screening processes, including rental references and credit reviews.
  
  
• Coordinate occupancy and share-transfer transactions, including move-in and move-out processes.
  
  
• Maintain waiting lists and communicate with prospective members.
  
  
• Assist residents in understanding cooperative policies, procedures, and responsibilities.
  
  
• Support board-related occupancy approvals and documentation.
  
  

Maintenance & Vendor Oversight

• Coordinate and schedule maintenance requests and work orders.
  
  
• Oversee contractors and vendors performing repairs, landscaping, HVAC, painting, roofing, and other property services.
  
  
• Monitor the condition of buildings, common areas, and individual units.
  
  
• Conduct periodic inspections and participate in annual unit inspections.
  
  
• Ensure timely completion of preventative maintenance programs.
  
  
• Track maintenance projects, replacement schedules, and capital improvement initiatives.
  
  

Financial Management

• Collect and track monthly housing payments and related fees.
  
  
• Monitor delinquent accounts and follow up on outstanding balances.
  
  
• Review invoices for accuracy and proper coding.
  
  
• Assist with preparation of financial information for board review.
  
  

Community & Board Relations

• Serve as the liaison between residents and the Board of Directors.
  
  
• Support implementation of board decisions, policies, and community initiatives.
  
  
• Facilitate resident communications and conflict resolution when necessary.
  
  
• Promote a positive and cooperative community environment.
  
  

Qualifications

• 3+ years of property management experience, preferably in multifamily housing, cooperatives, affordable housing, or HOA management.
  
  
• Knowledge of landlord-tenant laws and housing regulations.
  
  
• Experience coordinating maintenance operations and vendor relationships.
  
  
• Strong financial and administrative skills, including budgeting and invoice processing.
  
  
• Excellent communication and customer service abilities.
  
  
• Ability to work independently and prioritize multiple projects simultaneously.
  
  
• Proficiency with Microsoft Office Suite and property management software.
  
  
• Valid driver's license and reliable transportation.

Pay Details: $25.00 to $35.00 per hour
