Construction Project Manager- AL

Position Summary

The Construction Project Manager (PM) serves as the primary support and second-in-command to the Construction Manager across assigned job sites. This role requires a strong background in commissioning (Cx) and brings that technical expertise to bear on project execution, system turnover, and quality assurance, while also managing day-to-day project budgeting, scheduling support, and site coordination. This is a traveling position, requiring the individual to work across multiple assigned job sites as project needs dictate.

Key Responsibilities

Construction Management Support

• Act as the direct second-in-command to the Construction Manager on each assigned job site, stepping in to lead site activities in the CM's absence.
• Assist the CM with daily site operations, subcontractor coordination, scheduling, and problem resolution.
• Attend and help lead project meetings (OAC meetings, subcontractor coordination meetings, safety meetings) alongside or on behalf of the CM.
• Support the CM in maintaining project schedules, tracking milestones, and identifying/resolving schedule risks.
• Provide backup leadership and decision-making support to ensure continuity of project operations at all times.

Commissioning Oversight

• Apply commissioning expertise to support system startup, functional testing, and turnover processes.
• Coordinate with commissioning agents, subcontractors, and vendors to ensure systems are installed, tested, and documented in accordance with project specifications and owner requirements.
• Review commissioning plans, test procedures, and checklists; help identify and resolve issues that arise during the commissioning process.
• Ensure commissioning documentation (test reports, punch lists, O&M manuals, training records) is complete and properly turned over to the owner.
• Bridge communication between construction operations and the commissioning process to minimize schedule conflicts and rework.

Budget & Cost Management

• Manage and monitor the project budget, including tracking committed costs, forecasted costs, and variances.
• Review and process subcontractor pay applications, change orders, and purchase orders.
• Assist in the preparation of monthly cost reports and project financial forecasts.
• Identify potential cost overruns early and work with the CM to develop mitigation strategies.
• Support procurement efforts and maintain accurate cost tracking logs.

General Project Support

• Travel to assigned job sites as needed to provide on-the-ground support (travel requirements will vary by project assignment and may be significant).
• Assist with document control, RFI and submittal tracking, and contract administration.
• Support quality control and safety compliance efforts on site.
• Help resolve field issues, coordinate trade partners, and maintain positive owner/client relationships.
• Perform other duties as assigned by the Construction Manager or senior leadership.

Qualifications

Required

• Bachelor's degree in Construction Management, Engineering, or related field (or equivalent combination of education and experience).
• 5+ years of construction project management experience, including direct experience in commissioning (Cx) processes.
• Demonstrated understanding of building systems (mechanical, electrical, plumbing, controls) as they relate to commissioning and turnover.
• Strong working knowledge of construction budgeting, cost tracking, and financial reporting.
• Ability and willingness to travel frequently to different assigned job sites.
• Proficiency with project management and scheduling software (e.g., Procore, MS Project, Bluebeam).
• Strong organizational, communication, and problem-solving skills.

Preferred

• Certified Commissioning Professional (CCP) or similar commissioning certification.
• Experience in a specific sector (e.g., healthcare, data centers, industrial, commercial).
• OSHA 30 certification.
• Prior experience acting as a second-in-command or assistant PM supporting a Construction Manager.

Work Environment & Travel

• This role requires regular travel between job sites, with the frequency and duration dependent on active project assignments.
• Work will be split between job site trailers/field environments and standard office settings.
• Physical requirements may include site walks, climbing ladders/stairs, and wearing appropriate PPE.
