Job Title Property Manager, Multifamily (Multi‑Site, Affordable) Company Sage5430 FKA Sage ( Job Description Summary Multifamily Property Managers are responsible for maintaining our communities to a market‑ready standard, always ensuring a high level of service. They also motivate high‑performing teams to maximize property performance. This is a multi‑site position (2 locations) requiring experience with Low Income Housing Tax Credit properties—Sky Harbor in Chamblee GA, and Sage5430 in Norcross GA. Responsibilities Ensure the smooth running of our community in a fast‑paced environment, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Provide superior customer service and communication to residents and prospects to enhance satisfaction, increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to company standards. Track and evaluate advertising and all client traffic. Develop, mentor, lead, and manage a high‑performing, cohesive team—including leasing, customer service, maintenance, and management personnel—to maximize engagement and minimize turnover. Drive revenues with a thorough understanding and analysis of competition and development of creative marketing programs. Lead by example. Instill, maintain, and model Cushman & Wakefield’s mission to be the best national management company. Supervise day‑to‑day operations of the entire on‑site team, ensuring all policies and procedures are followed. Maintain effective on‑site staff through interviewing, hiring, and coaching as necessary. Maintain residents’ files in accordance with company standards. Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow‑up. Manage and maintain all aspects of overall community budget and finances. Work with leasing staff to ensure leasing/marketing goals are met. Competencies Effective communication and customer service skills. Computer literate, including Microsoft Office Suite and internet navigation skills. General office, bookkeeping, and sales skills and excellent oral and written communication skills. Determine leasing opportunities of staff and work on goal setting to improve performance of each member. Supervise day‑to‑day operations of team, ensuring all Cushman & Wakefield policies and procedures are followed. Work with leasing staff to ensure leasing/marketing goals are met. Ability to manage a team. Perform any other related duties as required or assigned. Education Bachelor’s Degree preferred. GA Real Estate License preferred. Experience 3+ years of on‑site multifamily property management experience required. Low Income Housing Tax Credit (LIHTC) experience required. Strong preference for multi‑site experience at the property‑manager level. Strong preference for experience with affordable project‑based vouchers. Work Environment This job operates in a professional office environment and uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required. Physical Demands The employee may need to stand and walk for extended periods, ascend and descend staircases or ladders, travel between buildings in variable weather, and remain stationary (sit or stand) for about 85% of the time. The job may require operating office machinery and lifting up to 25 pounds on occasion. Travel up to 15% of the time is required, varying in frequency and duration. Compensation The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications. The company will not pay less than minimum wage for this role. Base salary range: $66,300.00 – $78,000.00.
