We are looking for a talented and driven Acquisition Development Associate to join our team and lead our construction efforts. 

Position Summary:

The Acquisition Development Associate supports KCG Companies’ acquisitions and development activities by assisting with the evaluation, underwriting, due diligence, and execution of affordable multifamily housing opportunities.

The position supports projects throughout the acquisition and development lifecycle, including financial analysis, transaction due diligence, financing and tax credit applications, project budgeting, agency reporting, and preparation of investment materials. The Acquisition Development Associate works closely with internal KCG departments, external consultants, financing partners, public agencies, and other project stakeholders to support the timely and successful execution of Low-Income Housing Tax Credit (LIHTC) and other affordable housing transactions.

Requirements:

Essential Functions

The following functions are fundamental to the position. 

• Coordinate key LIHTC acquisition and development activities, including due diligence, site visits, state housing agency requirements, HUD-related submissions, relocation planning, soft-funding applications, and coordination with internal KCG departments. 
• Assist in identifying and evaluating affordable multifamily acquisition and development opportunities, including underwriting and analysis of project feasibility. 
• Prepare, update, and analyze financial models, operating budgets, development budgets, and other financial information used in evaluating and advancing prospective transactions. 
• Research and track market, regulatory, and financing information relevant to acquisition decisions, including Private Activity Bond availability, state tax credits, soft-funding programs, property tax exemptions, and other state-specific resources. 
• Coordinate and review third-party due diligence materials, which may include market studies, rent comparability studies, appraisals, environmental reports, geotechnical reports, surveys, engineering reports, architectural materials, design documents, and marketing-related materials. 
• Assist with the preparation and submission of initial and final tax credit applications, HUD submissions, financing applications, and other materials required by governmental agencies, financing partners, or other stakeholders. 
• Assist with contract preparation, transaction documentation, and negotiations related to potential acquisitions, under the direction of senior team members and legal counsel as appropriate. 
• Prepare materials and presentations for Investment and Operations Committee meetings and other internal approval processes. 
• Manage and maintain project information throughout the project lifecycle using KCG-approved systems and software, including DealPath or successor platforms. 
• Assist with closing-related due diligence and coordination involving debt providers, equity partners, public agencies, consultants, and internal KCG stakeholders. 
• Prepare or assist with required reports and submissions to state housing finance agencies and other governmental or financing entities. 
• Assist with presentations and supporting materials for community meetings, governmental approvals, and other external stakeholder processes. 
• Maintain an understanding of assigned projects from initial sourcing through acquisition, development, closing, construction, and stabilization, as applicable. 
• Communicate project status, risks, deadlines, and outstanding items to appropriate internal and external stakeholders.

Decision-Making and Authority

The Acquisition Development Associate is expected to exercise sound judgment within the scope of assigned projects and responsibilities.

The position may:

• Analyze project and financial information and make recommendations to senior team members. 
• Coordinate project due diligence and transaction activities. 
• Identify and escalate material project risks, delays, budget concerns, and compliance issues. 
• Prepare recommendations and supporting materials for management and committee review. 
• Communicate with consultants, agencies, financing partners, and other stakeholders within the scope of assigned authority. 

Required Qualifications

Education and Experience

• Bachelor’s degree or equivalent combination of education and relevant experience. 
• Degree in Business, Real Estate, Finance, Architecture, Urban Planning, Engineering, or a related field is preferred. 
• At least two years of relevant experience in real estate development, acquisitions, affordable housing, finance, underwriting, project management, or a related field.

Preferred Qualifications

• Experience with affordable multifamily housing or LIHTC transactions. 
• Experience with financial modeling and real estate underwriting. 
• Experience with market research and real estate valuation. 
• Experience working with state housing finance agencies, HUD, financing partners, or other public-sector stakeholders. 
• Familiarity with DealPath or similar real estate transaction-management platforms.
