PROPERTY MANAGER – RETAIL

Location: REMOTE - Needs to be based in Michigan

Position: Property Manager

Salary: $95,000 - $110,000

Schedule: Full-Time

Required: 5+ years of recent retail property management experience

Overview

Client is seeking an experienced Retail Property Manager to oversee the day-to-day operations and financial performance of assigned retail properties. This role is responsible for tenant relationships, property maintenance, vendor management, capital projects, budgeting, financial reporting, and lease administration. The Property Manager will work closely with internal teams, tenants, vendors, and external partners to maintain the properties, control expenses, and support overall asset value.

Responsibilities

Property Operations & Vendor Management

• Conduct regular property inspections to ensure properties are well-maintained, present well, and operate according to Client standards.
• Identify and address repair, maintenance, and capital needs before they become significant issues.
• Manage vendors, including soliciting bids, negotiating pricing, developing scopes of work, and supervising projects.
• Identify opportunities to reduce operating and capital expenses.
• Maintain property condition reports covering areas such as roofs, HVAC, parking lots, and other major building systems.

Capital Projects

• Partner with leasing and project management teams on capital projects, tenant improvements, buildouts, and related construction activities.
• Monitor projects to ensure they are completed on time and within budget.

Tenant Relations & Leasing

• Develop and maintain strong relationships with retail tenants.
• Respond to tenant maintenance requests, concerns, and operational issues in a timely manner.
• Monitor lease compliance, including COIs, tenant sales reporting, financial reporting, and other required documentation.
• Assist with new leases, renewals, and extensions as needed.
• Coordinate tenant move-ins and move-out inspections.
• Assist with rent commencement letters, delivery notices, and other tenant documentation.

Property Accounting & Financial Reporting

• Prepare annual property budgets and reforecasts.
• Review and approve invoices and ensure expenses are coded appropriately.
• Review monthly and YTD financials and prepare budget variance explanations.
• Monitor actual performance against budget and pro forma expectations.
• Monitor accounts receivable and support timely collection of outstanding balances.
• Ensure tenant utility billbacks are processed accurately and on time.
• Review CAM reconciliations and work with tenants and Accounting to resolve discrepancies and collect outstanding balances.

Legal, Government & Operations

• Partner with internal Legal teams to address operational, tenant, and lease-related issues.
• Develop relationships with applicable local government officials and other external stakeholders as needed.
• Support overall property operations and respond to issues that may impact tenants, vendors, or the asset.

Qualifications

• 5+ years of recent retail property management experience , preferably managing both anchored and unanchored shopping centers across multiple states.
• Strong understanding of retail property financials and asset-level expense management.
• Strong knowledge of retail leases, vendor contracts, and property operations.
• Proven vendor, project, and capital improvement management experience.
• Strong negotiation, communication, and problem-solving skills.
• Ability to manage multiple properties, priorities, deadlines, and competing requests.
• Highly organized, self-motivated, and able to work independently and collaboratively.
• Strong work ethic and ability to operate effectively in a fast-paced environment.
• Proficiency with Microsoft Excel, Word, and Outlook .
• Experience with property management/accounting platforms such as Yardi, MRI, or AppFolio .
• Willingness and ability to travel as required.
