Asset Management Attorney
Four Corners Property Trust
Four Corners Property Trust (“FCPT”) seeks a practical and motivated attorney to join its Legal Department as an Asset Management Attorney. This role is intended for an attorney who is ready to develop into a key legal resource for recurring asset management and portfolio legal matters, with an initial focus on leasing documentation, tenant consents and amendments, property-level operational matters, and legal support for value preservation and value creation across FCPT’s national real estate portfolio. The position will support and help organize a high volume of day-to-day legal matters generated by the portfolio, including, but not limited to, lease amendments, renewals, assignments, estoppels, SNDAs, access agreements, notices, landlord consents, tenant disputes, defaults, operating covenant questions, maintenance and repair issues, insurance and indemnity questions, and related correspondence. The attorney will work closely with the asset management paralegal to coordinate matter intake, document preparation, tracking, follow-up, and completion of recurring portfolio legal matters. This role requires a business-oriented attorney who can develop strong judgment, manage routine matters with increasing independence, identify issues requiring escalation, and help the Legal Department create repeatable processes, templates, playbooks, and technology-enabled workflows for recurring asset management work. FCPT is a technology-forward company, and the successful candidate should be comfortable adopting modern tools to improve delivery of counsel.
PRIMARY RESPONSIBILITIES
1. Leasing, Amendments, Renewals and Tenant Consents Support routine and recurring leasing matters across the portfolio, with increasing responsibility over time. Draft, review, negotiate, and administer lease amendments, renewals, assignments, assumptions, estoppels, SNDAs, consents, access agreements, listing and commission agreements, and related tenant correspondence, with support from senior legal team members as appropriate. Review leasing LOIs and other business terms and translate them into clear, enforceable documentation. Work with asset management team on deal structure, approval requirements, lease interpretation, and practical risk allocation. 2. Tenant Defaults, Disputes, Workouts and Enforcement Support analysis of tenant defaults, notices, operating covenant compliance, payment issues, tenant financial distress, lease workouts, waivers, settlement agreements, and enforcement strategies with respect to recorded and un-recorded documents at the property level. Help internal teams identify routine business resolutions and elevate matters that require senior legal, outside counsel, or executive involvement. Assist with dispute resolution in a manner that preserves landlord rights, protects portfolio value, and supports commercially reasonable tenant relationships. 3. Property Management, Operations and Portfolio Support Provide legal support for lease administration, maintenance obligations, repair and construction issues, access rights, takings, easements, declaration amendments, restrictive covenants, insurance requirements, indemnity questions, vendor agreements, property notices, and other operational property matters, with supervision and guidance as appropriate. Support analysis of property-level issues that affect tenant relationships, asset performance, risk allocation, or long-term portfolio value. Coordinate with asset management, property management, accounting, acquisitions, the asset management paralegal, and senior legal team members to help resolve cross‑functional matters efficiently. 4. Process Ownership, Templates and Outside Counsel Management Help develop and maintain standardized forms, templates, checklists, playbooks, matter trackers, and escalation protocols for recurring leasing and asset management legal matters, in coordination with the asset management paralegal. Identify repeat issues and help convert them into repeatable processes that improve speed, consistency, risk management, and business visibility. Use technology, including AI‑enabled tools where appropriate, to improve matter triage, document preparation, knowledge management, workflow tracking, and responsiveness. Assist with outside counsel management where appropriate, including scoping assignments, coordinating facts, reviewing work product, and supporting cost control.QUALIFICATIONS
Required J.D. from an accredited law school and active membership in good standing with at least one U.S. state bar. 2–5 years of legal experience, preferably with meaningful exposure to commercial real estate, leasing, lease amendments, consents, contract review, or property‑level operational matters. Strong drafting, analytical, communication, organization, and issue‑spotting skills, with a willingness to develop negotiation and business judgment through hands‑on portfolio work. Strong communication and interpersonal skills; demonstration of ability to work on and with various teams. Ability to manage multiple matters, ask good questions, prioritize effectively, and provide practical advice with appropriate supervision and escalation. Preferred Experience with retail, restaurant, net lease, REIT, or institutional real estate portfolios. Exposure to outside counsel coordination or interest in developing outside counsel management skills. Experience managing attorneys and paralegals, respectively. Experience creating templates, playbooks, checklists, workflows, or other scalable legal processes. Demonstrated experience using technology, automation, or AI‑enabled tools to improve legal workflows, document review, drafting, tracking, or knowledge management.SUCCESS MEASURES
Timely and accurate completion of routine leasing, amendment, consent, default, and property‑management legal matters, with increasing independence over time. Effective issue spotting, prioritization, and escalation based on legal risk, business urgency, and portfolio impact. Improved internal handling of recurring matters, with appropriate use and coordination of outside counsel when needed. Creation and adoption of practical templates, checklists, and playbooks that improve legal service delivery and support portfolio value. Effective adoption of technology‑forward practices, including appropriate use of AI‑enabled tools, to improve speed, consistency, tracking, and institutional knowledge.ABOUT US
