Maintenance Lead

This is a highly skilled lead position that repairs and maintains buildings, HVAC systems, plumbing, electrical systems, and other equipment. Work involves responsibility for performing various building trades and general maintenance tasks. Work is performed under general supervision and is reviewed while in progress and upon completion.

Essential Functions

Leads, guides, trains, and monitors the work of level I mechanics and trainees.

Oversees and performs various repairs and adjustments to plumbing, electrical fixtures, doors, windows, and locks, pump controls, and small engines.

Changes ballast and transformers on light fixtures.

Assists in repairs to electrical circuits.

Repairs and replaces low-voltage systems.

Creates, receives, and delegates work orders.

Diagnoses and resolves difficult and complex problems.

Assists with and performs repairs to air-conditioning systems and low-temperature refrigeration, including changing compressors, repairing and recharging units with freon, and checking electrical circuits.

Installs and repairs low-voltage HVAC controls.

Troubleshoots and repairs electrical and low-voltage systems and controls.

Operates maintenance equipment, fabricates metal articles, and repairs roofs, gutters, doors, windows, and other building systems.

Performs repairs on ice machines and kitchen appliances.

Assists in performing all duties of a Maintenance Mechanic I.

May be required to participate and/or facilitate training to support departmental or City initiatives and requirements.

May be required to work overtime or alternate hours as necessary for the efficient operation of the department.

Position is designated as Mission Critical.

Qualifications (Education, Training and Experience)

High school diploma from an accredited school or a GED.

Five years of experience in various building trades work at the journey level.

Must have successfully completed training in gas and electric welding, brazing, soldering, and air conditioning.

Must possess and maintain a valid Type-I, Type-II Refrigeration Service Engineers Society license on proper refrigerant practices.

Special Requirements:

• Must possess and maintain a valid driver's license with appropriate endorsements as required by the employing department.
• Must possess and maintain a valid telephone number.
• May be required to pass an elevated background check provided by the City of Lakeland Police Department upon hire.

Knowledge, Skills, Abilities

Knowledge:

• Knowledge of the practices, methods, and tools of the building maintenance trade.
• Knowledge of the repair and maintenance of air-conditioning equipment.
• Knowledge of the hazards and safety precautions pertaining to various mechanical trades.
• Knowledge of the repair and maintenance of electrical fixtures.
• Knowledge of the repair and maintenance of low-voltage systems.
• Knowledge of the repair and maintenance of plumbing systems and fixtures.
• Knowledge of the Trane Summit Controls equipment and software applications for building automation.
• Knowledge of HVAC Controls equipment and software applications for building automation. (Public Works)
• Knowledge of Access Control Systems and Camera Systems.

Skills:

• Skilled and trained in the installation and troubleshooting of access control systems.
• Skilled in the operation and troubleshooting of building automation systems.
• Skill in the use of a wide range of building trade tools and shop equipment.

Abilities:

• Ability to understand and work from sketches, penciled layouts, rough plans, and specifications.
• Ability to design and fabricate miscellaneous iron, steel, and metal work.
• Ability to keep detailed records and to make reports on equipment being serviced.
• Ability to use a computer to operate building automation systems.
• Ability to use the electronic work order system.

Working Environment/Physical Requirements:

• The job requires medium work that involves walking, standing, stooping, jumping, stretching, or lifting all of the time and also involves exerting between 20 and 50 pounds of force regularly or exceptional skill, adeptness, and speed in the use of fingers, hands, or limbs in tasks involving very close tolerances or limits of accuracy.
• The job risks exposure to bright/dim light, dust, pollen, extreme heat/cold, wet/humid conditions, extreme noise levels, animals/wildlife, vibration, fumes, noxious odors, traffic, and moving machinery.
• The job requires normal visual acuity, field of vision, hearing, speaking, color perception, sense of smell, depth perception, and texture perception.

Annual Leave is accumulated bi-weekly and based upon years of service as follows: Annual leave may be taken as earned by employees hired after January 1, 1989. Employees hired prior to that date use annual leave within the calendar year following the year the leave is earned. All employees may carry over up to a maximum of twenty (20) days at the end of the calendar year. Regular part-time employees who work at least twenty (20) hours per week accrue annual leave at the rate of four (4) hours per month.

Sick Leave Sick rate is accrued biweekly based upon years of service and standard hour classification. Eligible for use as soon as earned. Regular part-time employees who work at least twenty (20) hours per week accrue sick leave at the rate of four (4) hours per month.

NOTE: REGULAR employees with a working day other than eight (8) hours, please contact your supervisor regarding these policies.

Sick Leave Pool Allows employees to receive sick leave benefits in cases involving catastrophic or long-term illnesses or injuries after all personal leave time has been depleted. Regular full-time employees contribute eight (8) hours and Regular part-time employees contribute four (4) hours on an annual basis. Employees must have completed one full year of service on or before December 31st of the calendar year enrollment; and have accumulated at least forty (40) hours of sick time (twenty (20) hours for Regular part-time employees). Family & Medical Leave Federal legislation guarantees up to twelve (12) weeks per year off work under certain circumstances outlined in the policy manual. The employees must have been employed by the City for at least twelve (12) months and have at least 1,250 hours of service during the 12-month period before the requested leave. The City will continue its group life and health insurance for an employee on leave at the same level and under the same conditions that existed while the employee was working.
