Job Description
This role supports the daily operation and upkeep of multiple commercial properties by performing preventive and corrective maintenance on building systems and common areas. The Facilities Maintenance Technician conducts routine inspections, completes work orders in a timely manner, and coordinates with vendors to ensure reliable performance of mechanical, electrical, HVAC, plumbing, life safety, and security systems. The technician also monitors and maintains lighting and irrigation systems, oversees elevator functionality, and keeps vacant spaces clean and presentable. Strong communication, detailed documentation of work performed, and close collaboration with property management are critical to success in this position.
Responsibilities
- Perform routine inspections of all building systems, including mechanical, electrical, HVAC, plumbing, life safety, and security systems, to ensure they operate safely and efficiently.
- Complete preventive maintenance (PMs) on HVAC equipment, RTUs, air handlers, air conditioners, VAV boxes, thermostats, heaters, and related mechanical systems according to established schedules.
- Troubleshoot and repair HVAC issues, including RTUs ranging from 5 tons to 50 tons, and support operation of EMS systems where applicable.
- Conduct light electrical work such as changing light bulbs, replacing ballasts, and addressing basic lighting issues throughout the properties.
- Perform plumbing repairs, including clearing clogged sinks and toilets, pulling and reinstalling toilets, and repairing or replacing flush valves, faucets, and related fixtures.
- Carry out general building maintenance tasks such as painting, drywall repair, carpentry, and other repairs needed to keep facilities in good condition.
- Monitor and maintain lighting and irrigation systems to ensure proper operation and appearance of exterior and interior spaces.
- Inspect and support the functionality of elevators and coordinate with vendors or specialists when issues arise.
- Maintain common areas and vacant spaces so they remain clean, safe, and presentable for tenants and visitors.
- Document all work performed, including inspections, repairs, and preventive maintenance, in a clear and organized manner.
- Communicate effectively with property management, vendors, and tenants to provide status updates, coordinate work, and respond to service requests.
- Work professionally with vendors and contractors, assisting with access, oversight, and coordination of their work when required.
- Assess emergency situations quickly, make sound recommendations to the property manager, and take appropriate action to protect people and property.
- Travel between assigned properties according to the established schedule and respond to after-hours emergencies as needed.
- Collaborate with a lead engineer and experienced technicians to learn site-specific procedures and best practices.
- Work independently without direct supervision, managing time and tasks to ensure all assigned work orders and responsibilities are completed.
- Use personal tools and equipment safely and follow all safety procedures while performing maintenance duties.
- Perform physically demanding tasks such as walking, standing, bending, twisting, climbing ladders and stairs, reaching overhead, and lifting or moving 40–50 pounds as part of daily work.
Essential Skills
- High school diploma or equivalent.
- Minimum 3–5 years of related facilities or building maintenance experience in commercial office buildings.
- Minimum 3–5 years of HVAC experience working with rooftop units (RTUs) ranging from 5 tons to 50 tons.
- Working knowledge of A/C units, electrical circuits, associated equipment, VAV boxes, thermostats, heaters, and related safety procedures.
- Ability to perform routine preventive maintenance on HVAC and mechanical systems.
- Experience with light electrical work, including changing light bulbs and replacing ballasts.
- Experience with plumbing maintenance, including clearing clogs, pulling and reinstalling toilets, and repairing or replacing flush valves and faucets.
- Strong troubleshooting skills for HVAC, mechanical, electrical, and general building systems.
- Excellent verbal and written communication skills.
- Ability to work professionally with vendors, tenants, and management.
- Strong organizational and problem-solving skills.
- Ability to remain calm during emergencies and quickly assess situations to make sound recommendations.
- Demonstrated ability to work as a dependable team player and also perform effectively when working alone without supervision.
- Valid Texas driver’s license and reliable transportation to travel between properties.
- Availability for after-hours work and emergency calls, including being on call 24/7.
- Ability to walk, stand, bend, twist, climb ladders and stairs, reach overhead, and lift or move 40–50 pounds on a regular basis.
- Ownership and use of personal tools required to perform maintenance tasks.
Additional Skills & Qualifications
- Universal EPA certification preferred.
- Experience with energy management systems (EMS) is helpful.
- Knowledge of pneumatic systems and calibrating associated thermostats is helpful.
- Experience with drywall repair, painting, and general carpentry.
- Demonstrated self-motivation and strong work ethic.
- Comfort working across multiple facilities and adapting to different building layouts and systems.

Work Environment
This position supports two primary commercial properties with additional time spent at a third site alongside a lead engineer. The typical schedule includes work at one Fort Worth property on Monday, Wednesday, and Friday mornings, followed by work at a Euless property later those same days. On Tuesday and Thursday, you will generally work at another Fort Worth property with a lead engineer, providing an opportunity for mentorship and collaboration. The role requires regular travel between sites using your own reliable transportation. You will work in commercial office environments that include mechanical rooms, rooftops for RTUs, common areas, and tenant spaces, using standard maintenance tools and equipment that you provide. The position involves physical activity such as walking, standing, bending, twisting, climbing ladders and stairs, reaching overhead, and lifting or moving 40–50 pounds. You may respond to after-hours calls and emergencies as needed, and you will occasionally work in varying indoor and outdoor conditions while servicing HVAC, lighting, irrigation, and other building systems. Dress expectations align with a professional maintenance setting, requiring attire that is presentable, practical, and appropriate for hands-on technical work.

Pay and BenefitsThe pay range for this position is $25.00 - $33.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
