Essential Functions for the HVAC/R Maintenance Technician III position:

• Plan, direct, and coordinate day-to-day activities to ensure that our clients' and site managers' needs are met and/or exceeded by performing HVAC maintenance duties personally and through delegation.
• Train, guide, and supervise junior technicians and apprentices, assigning daily work orders and dispatching emergency calls 
• Oversee scheduled maintenance routines, digital controls (DDC/BAS/BMS), and equipment logs using Computerized Maintenance Management Systems (CMMS). 
• Troubleshoot mechanical, electrical, and plumbing system failures in commercial units like rooftop units (RTUs), chillers, boilers, and cooling towers. 
• Perform Preventive Maintenance on controls, pumps, heating, ventilation, and related equipment.
• Ability to diagnose causes of problems and/or failures in the commercial heating/air conditioning system for system repair and/or replacement needs.
• Test and calibrate electronic HVAC and building environmental controls to ensure equipment functions properly.
• Ensure strict adherence to EPA Section 608 refrigerant handling regulations, local mechanical codes, ASHRAE standards, and manufacturer guidelines. 
• Maintain accurate service records, job logs, compliance reports, and equipment asset histories. 
• Participate in on-call rotations to handle emergency mission-critical service calls 
• Interview candidates; onboard and train new hires.
• Additional Duties as assigned.

Requirements for the HVAC/R Maintenance Technician III position:

• Possess outstanding customer service skills and a can-do attitude.
• A high school diploma or GED, or 5-7 years of related experience or training, or an equivalent combination of education and experience.
• 5+ years of experience in healthcare, commercial HVAC/R service, including troubleshooting and repair. 
• Must have a current HVAC and EPA License.
• Basic computer skills to use CMMS software to complete work orders and complete required safety classes.
• Ability to communicate verbally and in writing
• Personal hand tools.
• Valid driver's license.
• Must pass an FBI and BCI fingerprint background check and drug screen before employment.
