Role Overview

The Disclosure Specialist accepts incoming loan applications, completes an application quality review, ensures that all information is accurately updated in the system, issues initial disclosures within compliance of State and Federal regulations and ensures all requirements for submission to underwriting are completed.

Essential Duties : In addition to related job duties as assigned, this position will:

• Effectively communicate and explain loan application deficiencies to a loan officer and/or business partner
• Review documents for accuracy and compliance
• Understand and strictly adhere to RESPA, TRID, Dodd-Frank and HMDA regulations
• Confirm documentation submitted meets minimum company requirements
• Generate accurate initial disclosures within mandatory time frames
• Perform file review loan submission and complete quality application audit
• Prep Loan file for initial underwriting submission
• Manage communication to Loan Officer, Account Executives & Business Partners when necessary
• Ensure all work is performed within company defined guidelines and standards
• Ability to review and understand a 1003 (URLA), 1008, and borrower loan documentations
• Issue Notice of Incomplete Application Notifications, Action Notices
• Notify applicable parties of incomplete transaction information or corrections needed
• Monitor Receipt of minimum document / app requirements for submission to underwriting
• While performing the duties of this position, the employee will view, have access to, and work with confidential financial data. The employee in this position must adhere to strict confidentiality policies and procedures
• Understand when a Change of Circumstance will be needed - on Both Wholesale & Retail loans through review of Lock Reports pulled daily as well as system alerts for re disclosure
• Perform other duties as assigned

Qualifications, Experience & Knowledge

• High School Diploma or equivalent
• 1+ years previous mortgage experience preferred
• Communicate in order to resolve issues that are inconsistent with guidelines
• Customer-service oriented
• Demonstrated ability to work with a pleasant, reliable, and responsible approach
• Effective interpersonal skills
• Knowledge of credit applications, Credit reports, and mortgage application documents including compliance
• Knowledge of mortgage operations
• Microsoft Office skills
• Motivated, self-starter
• Organizational skills with attention to detail
• Prioritize workload and meet deadlines
• Proficient skills with web based software applications

Physical Requirements

• Stationary position; prolonged periods at a desk and working on the computer.
• Occasional movement about inside the office to walk to offices and office machinery.
• Occasional lifting up to 10 pounds, must be able to push, pull, pull up, bend at the knees and waist, twist body at the waist, raise and hold arms overhead, turn head-neck-shoulders as needed, grasp and hold tools and other items with hands, for either extended periods of time or many times throughout the workday.
