Community Manager

Position Overview The Community Manager is responsible for every performance metric by which an asset is deemed successful. This role will directly manage the site team members to achieve established financial and budgeted occupancy targets, provide exceptional service to residents and prospects, and ultimately enhance the value of the asset. Responsibilities Team Management: Develop constructive and cooperative working relationships, set expectations, coach and mentor team members, manage discipline and conflict with HR, conduct daily staff meetings and weekly 1:1s, recruit, interview, hire, and promote employees, submit bi‑weekly timesheets, prepare annual performance reviews, and delegate tasks during vacancies or PTO. Financial Management: Analyze financial reports, maintain expenditure controls, forecast business decisions, recommend fund requests, prepare month‑end reporting, ensure budget accuracy, seek efficiency improvements, make purchases and reconcile expenses. Leasing & Marketing: Partner with the Associate Community Manager to prepare marketing plans and develop strategies, audit leasing velocity, maintain product knowledge, participate in marketing calls, follow up prospective residents, monitor social media, review and countersign contracts, submit leasing bonuses, and maintain relationships with university and market stakeholders. Facilities: Lead the site maintenance team in planning, scheduling, and coordinating repairs, remodels, and construction projects; maintain a clean work environment; inspect the asset; plan budgets; solicit bids; administer contracts; and act as a liaison with vendors. Customer Service: Manage the Resident Services Manager to ensure successful Residence Life programs, handle complaints and disputes, use mediation techniques, communicate with residents and guarantors, respond to reviews, and maintain online reputation management. Risk Control & Compliance: Understand and adhere to Fair Housing laws, maintain confidentiality, consult attorneys, maintain contacts with insurance carriers and agencies, address violations, update emergency procedures, and evaluate technology needs. Qualifications Bachelor’s degree preferred; high school diploma or equivalent required. Minimum two years of property‑management experience, including completing one full leasing cycle. Preferred licenses and certifications relevant to student housing. Strong written and verbal communication skills, problem‑solving ability, organizational skills, time‑management capability. Proficiency in Microsoft Office Suite and property‑management software; Entrata experience preferred. Additional Information Work Environment: The noise level is usually moderate; reasonable accommodations may be made. Travel: No travel required. Physical Demands: Requires standing, walking, sitting, using hands, climbing or balancing, climbing or crouching, and hearing. Pay: Up to $79,000 annually, depending on market factors.
