Job Summary

Career Strategies is seeking experienced and detail-oriented property management professionals to join our team in Memphis, TN. We are actively hiring for both a Property Manager and an Assistant Property Manager for an affordable housing community operating under Tax Credit (LIHTC) and HUD programs.

1. Property Manager

• Leadership & Operations: Oversee daily community operations, occupancy goals, leasing activities, and resident retention initiatives.
• Compliance Management: Maintain full compliance with LIHTC and HUD regulations, including initial certifications, annual recertifications, and state/HUD audit preparations.
• Financial Management: Prepare and monitor annual property budgets, track expenses, identify cost-saving opportunities, and manage accounts payable (AP) invoice entry and coding.
• Staff & Vendor Supervision: Supervise on-site administrative and maintenance personnel, manage service contracts, and coordinate vendor performance.
• Resident Relations: Professional management of rent collections, formal notices, lease enforcement, and conflict resolution.

2. Assistant Property Manager

• Certification Processing: Collect and verify tenant income/asset documentation and process certifications, recertifications, and lease renewals according to LIHTC/HUD guidelines.
• Accounts Receivable & AP: Post daily rent payments, prepare deposits, issue late notices, track delinquent accounts, and code incoming vendor invoices for AP review.
• Administrative & Waitlist Support: Screen prospective applicants, maintain property waitlists, process move-in/move-out file documentation, and log maintenance work orders.
• Office & Resident Support: Serve as the primary point of contact for daily resident inquiries and handle general administrative office workflow.

Qualifications

• Property Manager: 2+ years of experience in affordable housing management (LIHTC and HUD required); proven background in budgeting, AP processing, and team leadership.
• Assistant Property Manager: 1+ years of experience in property management (affordable housing preferred); hands-on experience with tenant income verifications and certification paperwork.
• General Requirements:
• • Proficiency in property management software (e.g., Yardi, RealPage, ResMan).
  • Strong working knowledge of Fair Housing laws and tenant-landlord regulations.
  • Excellent organizational, analytical, and interpersonal communication skills.
