Job Summary/Basic Function: Under general direction; calibrates, maintains, installs, repair and troubleshoots controls and equipment associated with HVAC equipment and control systems. Efficient operation of building systems, reduction in energy consumption and operating costs, and improved life cycle of utilities.

Minimum Qualifications: A high school diploma or equivalent, a certificate from a two-year certified technical/vocational HVAC program, and a minimum of three (3) years of full-time Commercial/Industrial HVAC experience; OR a high school diploma or equivalent, and eight (8) years of full-time Commercial/Industrial HVAC experience. Must possess a good understanding of the occupational hazards and general safety considerations inherent in the trade. Must be able to calculate basic math, including fractions, decimals and percentages. Must be able to read, write and comprehend common vocabulary. May be required to read, interpret and work from blueprints, sketches, wiring diagrams, plans, layouts and/or templates. Must currently have possessed a valid U.S. driver's license for at least one year.

Preferred Qualifications: Advanced knowledge of DDC (Direct Digital Controls) programming and troubleshooting HVAC systems integration with BAS. Network communication protocols (BACnet, Modbus, LonWorks, etc.) Experience with energy management systems and strategies for improving building efficiency.

Essential Functions and percent of time: Performs electronic and mechanical calibration and repair of HVAC pneumatic and DDC control systems. 10% Performs routine maintenance on building automation system. Operational Testing, Verification, and Acceptance: Run routine reports to review system operation. 10% Utilizes HVAC computerized control systems for troubleshooting and repair work of university facilities or property which require specialized training in a skilled trade; Building Automation Systems and Retro-commissioning/HVAC Controls. Makes systems changes as necessary. 10% Proven experience in the integration of low-voltage building subsystems using various industry protocols, such as BACNet, N2, Modbus, etc 10% Analyzes, designs, installs and maintains new or replacement HVAC control equipment and control logic for large complex HVAC Systems. 10% Installs, maintains and operates components and equipment such as mechanical, pneumatic, electronic and electrical controls of environmental heating and cooling systems. Troubleshoots and assesses mechanical problems/deficiencies to determine and complete necessary repairs and/or replacements to maximize system efficiencies. 10% Installs mechanical, pneumatic, and electronic devices designed to control space temperature, and assesses if devices are operating properly. Adjusts thermostats, manual and automatic valves and mechanical linkage to maintain maximum system efficiency. 10% Performs periodic inspections and preventative maintenance of contracted work or installed equipment, accessories and components to assure safety and efficient operation. Initiates corrective action when discrepancies are discovered and complies with technical procedures and codes. 10% Required to perform on-the-job planning for completion of projects. Reviews scope of mechanical and electronic projects (including minor construction projects) and estimates part/material needs, other project costs, labor hours, staffing needs, etc., to complete in timely manner and recommends such to management and/or university mechanical engineer. Must be able to read and interpret schematics; wiring diagrams; blueprints; technical publications; and safety codes, practices, and procedures. 10% Serve as informational resource to other staff. 4% May inspect work performed by contractors to insure conformance to project plans and specifications. 4% Assesses, analyzes and recommends new methods and technology for enhanced mechanical operations. 2% Note: This is not an inclusive list of duties and responsibilities.

Working Conditions - Conditions may require walking, stooping, climbing, pushing, pulling, heavy lifting (less than or equal to 65 pounds), high climbing, bending, working in awkward positions handling equipment and materials. There are conditions, equipment and materials present which require proper handling to ensure safety. Exposure to toxic gas, chemicals, high pressure gases, dangerous machinery, fumes and contact with insulation, dust particles and asbestos, and danger of electrical shock may exist. Includes some heavy lifting, bending, and standing for extended periods of time. Any combination of overtime, shift work, weekend and holiday work may be required. Employees will be required to wear protective clothing and/or respiratory equipment when conditions warrant. Note: If a respirator is required for duties specific to this job, an annual respirator fit test and physical examination will be required. A Core 4 operator license/certification (Forklift Operator Aerial Lift Scissor Lift Boom Lift Rough Terrain Fork Lift) is required as part of your employment at the University. The University will provide the certification/training. Failure to obtain said license/certification when provided by the University shall result in separation from the University. In the case of promotion when the license/certification should have been obtained within one year of entry into the position, the affected employee shall be returned to their former bargaining unit position and shall displace the bargaining unit employee holding their former position. If the required license/certification should have been obtained more than one year after entry into the position, the affected employee shall be separated from the University. OSHA 30-hour certificate/license required within (180) days. Failure to obtain said license/certification when provided by the University shall result in separation from the University. In the case of promotion when the license/certification should have been obtained within one year of entry into the position, the affected employee shall be returned to their former bargaining unit position and shall displace the bargaining unit employee holding their former position. If the required license/certification should have been obtained more than one year after entry into the position, the affected employee shall be separated from the University. This position may be designated as essential and/or the employee may be required to provide a means to be contacted during non-duty hours for emergencies. WSU Testing/Examinations required.
