Community Manager - Whetstone

Job Description This role manages the day‑to‑day operations of an assigned mid‑rise apartment property, ensuring financial and operational goals are met while maintaining compliance with company policies and housing regulations. Responsibilities Provide input into budget development by analyzing financial statements, marketing information, and operational reports to forecast performance. Set rent rates, collect rents and fees, deposit funds, and prepare monthly financial status reports. Approve vendor invoices, reconcile work performed, verify certificates of insurance, code charges to appropriate chart‑of‑account, and coordinate payment with accounting and the client/owner. Control expenditures to stay within the approved budget and manage the petty cash fund. Oversee lease enforcement: process resident applications, approve discounts and renewals, conduct inspections, enforce notice requirements, handle evictions, and collect late fees. Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies that achieve occupancy and revenue targets. Promote resident satisfaction and retention by responding to complaints and resolving service issues promptly. Ensure maintenance staff meet company standards for resident service requests. Conduct regular property inspections and take corrective actions to maintain safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervise property staff through hiring, orientation, training, and performance management, in accordance with company policies and values. Assist in client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete various accounting, financial, administrative, and other reports as required. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field preferred. 4–6 years of relevant experience in property management, sales, marketing, and customer service. Strong ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently and as a collaborative team leader. Specialized Skills All required state and local licenses and certifications; valid driver’s license for golf cart use. Proficiency with internet, word processing, spreadsheets, and databases. Strong experience with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills for hiring, leading, evaluating, and managing maintenance and other staff. Travel / Physical Demands Office‑based role with frequent exposure to exterior elements; requires access to all property areas. Ability to lift up to 20 pounds independently and 50 pounds with assistance. Routine local travel for bank deposits, training, and outreach as needed. Compensation and Benefits Salary range: $75,000 – $80,000 (location and experience based). Base salary plus eligibility for quarterly or annual bonus (corporate) or weekly/monthly/quarterly bonus (onsite). Generous paid time off: 15 days vacation, 4 personal days, 10 sick days, 11 paid holidays, plus birthday off after 1 year. Paid sabbatical: 6‑week after 10 years of service (every 5 years thereafter). 401(k) with company match up to 6% after 6 months of service.
