Role Overview The Project Manager - Residential Turns and Vendor Oversight plays a crucial role in managing residential turn and light renovation projects from the moment the work order is received until the project is successfully closed. This position acts as the key coordinator among vendors, internal teams, and client stakeholders to guarantee that projects are completed on schedule, adhere to the defined scope, and meet high-quality standards. Key Responsibilities Residential Turns & Renovations: Oversee property turns and light renovations from project initiation to closeout, encompassing scope review, scheduling, execution, quality control, and preparation for invoicing. Collaborate with multiple trades, including painting, flooring, drywall, trim work, landscaping, trash removal, final touches, and minor plumbing/electrical tasks. Maintain swift cycle times and actively communicate any potential risks or challenges regarding access, materials, or vendor availability. Vendor & Trade Partner Management: Identify, onboard, and maintain relationships with subcontractors and vendors in accordance with company standards. Coordinate crew schedules, confirm start dates, track daily progress, and keep all projects advancing smoothly. Ensure vendors adhere to the agreed-upon scope, pricing, quality norms, and timelines. Develop and sustain a dependable network of high-performing trade partners. Quality Control & Project Closeout: Conduct site inspections to verify the quality and completeness of the work done. Create and manage punch lists until all issues are resolved. Document the project with before, during, and after photos in line with client requirements. Minimize rework through clear project scopes, pre-job alignment, and vigilant oversight. Client & Stakeholder Communication: Act as the primary contact between the company, vendors, and client stakeholders for daily interactions. Deliver clear and timely updates on project status, identifying blockers, completion timelines, and next steps. Ensure that all projects comply with client documentation, approval, and reporting specifications. Systems, Documentation & Reporting: Track all project activities within the company's project management systems. Maintain comprehensive and accurate job files, encompassing bids, change orders, approvals, invoices, and closeout documentation. Support performance monitoring against key performance indicators such as cycle time, cost variance, vendor performance, and rework rates. Required Qualifications A minimum of 3 years of project management experience in construction, renovation, or maintenance settings. Hands-on experience with Single-Family Rental (SFR) turns or institutional rental portfolios. Demonstrated ability to manage multiple ongoing projects in a fast-paced environment. Strong skills in vendor management, focusing on scheduling, accountability, and quality assurance. Knowledge of typical SFR turn scopes, including painting, flooring, final touches, landscaping, make-ready, and light rehab. Exceptional written and verbal communication skills with consistent follow-through. Access to reliable transportation and the ability to travel throughout the designated area. Preferred Qualifications Experience working with real estate investment trusts (REITs), iBuyers, or large property management companies. Familiarity with management tools such as Monday.com, Appian, CompanyCam, or similar applications. Experience in estimating and bidding, including managing change orders.
