JOB SUMMARY
The Regional Operations Manager position encompasses a wide range of duties associated with the care of the assigned assets that represent a major investment by the company. These responsibilities are continuous, 24 hours a day, 365 days a year. Responsible for providing support for maintenance operations across multiple buildings including providing technical and building system guidance to Maintenance Engineering staff. Provide input on budgets and be the technical bridge between Property Managers and Engineering staff. Provide project management services for capital Improvement projects and construction management services to tenants to complete projects on time and within the approved budget. Secure construction facilitation fees for the Leasing/Construction Department, thereby contributing to the company's overall bottom line.KEY RESPONSIBILITIES
Has full management responsibilities for assigned in-house maintenance engineer employees and provide assistance with 3rd party staffing. Assists with the development and implementation of building/systems overhauls, upgrades, and replacements. Provides ongoing leadership in the performance of maintenance procedures, troubleshooting equipment, and repairs. Provides input to Property Managers on operating budgets related to labor, maintenance, repair and capital expenditures. Assists in monitoring and managing capital improvements, tenant improvements and property renovation projects, including oversight of HVAC and other maintenance and capex/TI project contractors. Assist tenants with space design using knowledge of building codes and property owner's standard building specifications. Arrange space planning meetings with tenants, interior designers and other parties to meet critical path dates. Some out-of-area and overnight travel is required. Daily interaction with staff to communicate scheduling, policy changes, and training needs.QUALIFICATIONS & EXPERIENCE
Education High school education or GED required. Specialized training in HVAC/Refrigeration and/or Construction is preferred. Bachelor's degree required, or equivalent real estate and/or construction experience. Valid driver's license; meets company motor vehicle operator criteria. Experience Minimum of ten (10) years’ experience in the installation, maintenance and oversight of building operating systems including project management experience. Prior experience working independently with little or no supervision. Experience in real estate space planning, construction/contractor supervision and contracting preferred. Performance Skills Strong leadership qualities and abilities. Excellent interpersonal and communication skills (written and verbal). Resourcefulness and strong time management skills. Construction industry sequencing knowledge for commercial interior buildouts preferred. Negotiation skills, customer service and research skills. Ability to multi-task and coordinate multiple projects simultaneously. Positive and professional attitude. Technical Skills Mathematical and troubleshooting skills. Proficient in Commercial building systems including Life Safety, Conveyance, HVAC, Envelope, Plumbing and Electrical systems. Knowledge of BAS or EMS systems. Ability to read, understand and utilize wiring diagrams, schematics, and blueprints.WORK ENVIRONMENT
