The Role Maintenance Manager Overview Responsible for overseeing maintenance operations in a residential community. Key responsibilities include supervising maintenance staff, conducting building inspections, ensuring compliance with local regulations, coordinating vendor services, managing budgets, and implementing preventative maintenance programs. Responsibilities Supervise a maintenance team and complete building and annual unit inspections to comply with local regulations. Collaborate with the General Manager to set expectations and meet deadlines. Prepare and implement preventative maintenance programs to minimize emergency and service repairs. Purchase supplies and schedule vendor services using purchase order systems and proper bidding procedures, while adhering to budget guidelines. Provide mentorship and training to on‑site service teams, acting as a subject‑matter expert in technical maintenance areas. Maintain flexibility and openness as day‑to‑day tasks may change based on the community’s needs. Qualifications 3–5 years of experience in apartment maintenance and supervision. EPA Certification Types I and II. Excellent customer service, organizational, and punctuality skills. Ability to collaborate with managers and work independently. Understanding of budgeting, purchasing, and vendor management processes. Compensation & Benefits Hourly rate of $38.00–$42.00 plus bonuses. Health, vision, dental, and 401(k) with company match.
