Job Overview The Building Engineer (BE) is responsible for maintaining, correcting deficiencies, and making repairs to all "Common Areas" within the Association, as defined in the Association’s Governing Documents. The BE shall oversee and coordinate the safe and efficient operation and maintenance of all necessary building systems and equipment. The BE closely monitors, identifies, and communicates problems in every phase of general maintenance of the infrastructure, including carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, minor building repairs, and cleanliness. The BE makes recommendations, performs repairs and replacement maintenance, and implements preventative maintenance as established by company procedures and guidelines. Compensation $30-33/hr (commensurate with experience, education, and specific job responsibilities). Your Responsibilities Perform journeyman-level maintenance tasks of all mechanical, electrical, HVAC, plumbing, fire safety, and critical systems. May require certification or licensing in accordance with safety and regulatory standards. Maintain sufficient working knowledge of an electronic work order system for creating, tracking, and closing common area maintenance work tasks. Practice safety precautions for all work areas, maintaining cleanliness and ensuring tools/equipment are in optimum condition. Conduct minor plumbing repairs (e.g., shut‑off valves, angle stops, faucet installation, clog removal, snake or camera line runs). Conduct minor electrical repairs (e.g., fuses, GFI replacement). Conduct minor lighting repairs (e.g., fixtures, ballasts, timing clocks, photocells). Have experience with concrete, drywall, epoxy surfaces, and painting. Diagnose water intrusion leaks, gas leaks, etc., with proper tools. Communicate daily with the General Manager regarding operations. Communicate consistently with the FSR Regional Building Engineer. Maintain excellent communication with Regional BE, GM, vendors, residents, board members, and guests. Be courteous and pleasant to residents at all times, speaking with confidence while respecting role boundaries. Take initiative to act with minimal supervision while remaining a team player. Recognize and address problems quickly and decisively; resourceful in finding solutions. Skills & Qualifications Proficient in reading, writing, and speaking English; additional languages are a plus. Strong customer relations skills and ability to communicate effectively with all levels of management, associates, residents, and other stakeholders. Strong working knowledge of engineering and maintenance practices. Experience with operating in indoor and outdoor environmental conditions (noise, weather, etc.). Demonstrated organizational and time‑management skills with ability to multitask and monitor progress for successful completion. Ability to work well under pressure in a fast‑paced environment meeting deadlines. Attention to detail, producing above‑average finished work products. Excellent attendance and punctuality; honesty, trustworthiness, and ethical business decision abilities. Proficient with electronic work orders and other management software products. Other duties may apply. Education & Experience Bachelor’s Degree or 5+ years of work experience in Common Interest Developments (preferred). 3+ years of experience in high‑rise or mid‑rise properties. Certifications in HVAC, mold/remediation, etc., desired but not mandatory. Physical Requirements and Working Environment Must be able to lift 50 lbs. Must be able to sit for extended periods of time. Must be mobile enough to move around office and outdoor community, up and down stairwells, and throughout the property. Must be able to hear in order to receive telephone calls and voicemail messages. Must have finger dexterity for typing/using a keyboard and maintaining/repairing equipment. Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time. Must be able to bend, climb, stoop, crawl, twist, walk, and use their extremities including wrists and fingers. Tools & Equipment Used Knowledge and experience with hand and power tools.
