Part Time Community Manager

Since 1986, Asset Living has expanded from a small property‑management firm into a trusted partner in real estate, serving a diverse portfolio that includes multifamily, single‑family rentals, affordable housing, build‑to‑rent, active‑adult, and student housing. Position: Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing personnel, leasing, maintenance, financial, administration, and risk management to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management – screen, hire, train, coach, and develop on‑site staff; complete schedules; document performance issues and coordinate with HR; promote staff compliance with policies. Financial Management – achieve net operating income goals through cost control and revenue improvement; develop annual budgets and forecasts; reconcile rent collections, deposits, vendor invoices; prepare timely property closeout and financial reports. Strategic Leasing Management – design yearly marketing plans; apply leasing techniques to secure closures; respond to resident complaints; implement retention programs; show, lease, and move in prospective residents. Administrative & Maintenance Management – ensure accurate reporting; lead emergency response; monitor service requests; maintain property appearance and repairs; manage resources, equipment, and supplies; oversee maintenance, construction, and rehabilitation activities. Education & Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one to two years of related experience and/or training; or an equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and ability to use on‑site software. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication with others; repetitive wrist, hand, or finger motions; ability to work overtime, weekends, and night hours (emergencies). Standing, sitting, and moving within the property for extended periods. Occasional ladder, stair, scaffolding, ramp, step stool use; use of overhead positions; lifting and moving objects up to 25 lbs.; operation of machinery, power tools, and motor vehicles or golf carts. Willingness to work in various indoor, outdoor, confined, or hazardous environments. License / Equipment Reliable transportation required for the emergency on‑call feature. Benefits & Compensation Compensation is based on skill set, background, certifications, and experience.
