Leasing Consultant - North Hills Apartments

Job Title Leasing Consultant — Highly preferred bilingual. Supervisor Community Manager FLSA Status Non‑exempt (Hourly) Job Summary Shows and leases apartments to prospective residents and supports the community’s marketing plan. Essential Duties and Responsibilities Assists applicant in completing rental application, collects security deposit. Ensures “model” apartments and target apartments are ready for show; maintains work areas and office in clean, orderly manner; remains aware of the community’s curb appeal. Has thorough knowledge of lease terms, specifications and community policies. Understands required telephone and sales techniques. Knows Fair Housing Standards. Understands leasing techniques and sales methods outlined in the Leasing & Marketing Manual; stays fully informed of current rental rates, sizes, locations and all community amenities. Maintains contacts with apartment locator services and local businesses, provides informational material, and updates periodically. “Shops” competitive properties. Develops full knowledge of application information required, screening processes and related policies. Develops and maintains an ongoing resident retention program under direction of Community Manager. Maintains proper resident and community files. Maintains monthly market surveys. Processes all required administrative forms, reports and related information efficiently and timely. Reports unusual or extraordinary circumstances regarding the community or residents. Handles resident requests and complaints courteously and efficiently. Maintains a professional appearance and behavior at all times. Seeks educational opportunities and self‑improvement for personal growth and development. Supervisory Responsibilities This job has no supervisory responsibilities. Qualifications Education and/or Experience: High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience. Language Skills (Highly preferred bilingual): Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or team members. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages. Training, Certificates, Licenses and Designations: Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug‑Free Workplace courses must be completed within 7 days of hire. Fair Housing Certification is required within 1 day of hire. Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uncomplicated written or oral instructions; ability to deal with problems involving a few concrete variables in standardized situations. Physical Demands: Regular use of hands to finger, handle or feel and talk or hear; frequent standing, walking, sitting, and reaching with hands and arms; occasional climbing or balancing; stooping, kneeling, crouching or crawling; occasional lifting of up to 10 pounds; visual requirements include close, distance, color, peripheral vision, depth perception and focus adjustment. Work Environment: Frequently exposed to outdoor weather conditions; moderate noise level.
