Coconut Malorie Resort in Ocean City, MD is managed by LaTour Hotels and Resorts, Inc., and as an ESOP (Employee Stock Ownership Plan) company our employees are invested in the company, meaning that when you succeed, you're working towards both the company's future and your own.**POSITION SUMMARY** The Maintenance Technician II is responsible for maintaining the appearance and functionality of all units, buildings, and common areas throughout the property. This position provides general maintenance, responds to guest needs, and performs preventative maintenance projects. **ESSENTIAL FUNCTIONS****The Maintenance Technician II:*** Performs general maintenance in guest units, buildings, pools, and common areas as assigned.* Will have a working knowledge of the use of hand tools and power tools.* Will have a working knowledge for repairing and troubleshooting carpentry, plumbing, electric, and HVAC issues.* Repairs and installs appliances as needed with minimal supervision.* Performs maintenance to plumbing such as pipes, drains, faucets, disposals, showers, tubs, etc.* Prevents and troubleshoots electrical issues on equipment, fixtures, outlets and switches.* Inspects and performs preventative maintenance in units and resort areas to minimize a negative guest experience.* Reports, responds to, and repairs safety issues in guest units, buildings, pools, common areas, and equipment.* Completes all daily assignments in a timely manner.* Prioritizes work orders against daily assignments, keeping in constant contact with the department and/or the front desk to update jobs completed.* Maintains the appearance of the property by picking trash and debris, responding and mopping up spills, cleaning exterior fixtures, etc. on a daily basis. **OTHER FUNCTIONS** **The Maintenance Technician II may also:*** Clean and maintain all pools and pool decks at the resort.* Ensure that all pools are operating properly and that the water condition is correctly balanced at all times.* Assist in other areas of maintenance such as grounds or in painting projects.* Perform regular power washing of exterior areas of assigned grounds, buildings, or common areas.* Prepare and secure property for advancing and predictable weather occurrences such as storms and hurricanes.* Maintain company vehicles, ensuring that they are operating properly and that routine maintenance is performed as needed.* Assist guests with special needs to ensure a positive vacation experience.* Be responsible for collecting and disposing of the property’s trash.## Qualifications**POSITION QUALIFICATIONS/REQUIREMENTS** **Education/Credentials*** This position requires a high school diploma or GED* CPO and EPA Certification (or willing to obtain)**Experience** This position requires 2-4 years prior experience in a general maintenance position or equivalent technical training.**LHR’s Core Competencies** **Accountability:**Ability to accept responsibility and account for his/her actions. **Adaptability:**Ability to adapt to change in the workplace. **Customer oriented:**Ability to take care of the customers’ needs while following company procedures. **Enthusiastic:**Ability to bring energy to the performance of a task. **Ethical:**Ability to demonstrate conduct conforming to a set of values and accepted standards. **Honesty/Integrity:**Ability to be truthful and be seen as credible in the workplace. **Interpersonal:**Ability to get along well with a variety of personalities and individuals. **Responsible:**Ability to be held accountable or answerable for one’s conduct. **Safety awareness:**Ability to identify and correct conditions that affect employee safety. **Tolerance:**Ability to work successfully with a variety of people without making judgments. **Knowledge & Skills****Accuracy:** Ability to perform work accurately and thoroughly. **Autonomy:** Ability to work independently with minimal supervision. **Detail Oriented:** Ability to pay attention to the minute details of a project or task. **Judgment**: The ability to formulate a sound decision using the available information. **Oral Communication:** Ability to communicate effectively with others using the spoken word.**Other Requirements**Must possess a valid driver’s license.**PHYSICAL REQUIREMENTS**| | || --- | --- || **N (Not Applicable)** | Activity is not applicable to this occupation. || **O (Occasionally)** | Occupation requires this activity up to 33% of the time (0 - 2.5+ hrs/day) || **F (Frequently)** | Occupation requires this activity from 33% - 66% of the time (2.5 - 5.5+ hrs/day) || **C (Constantly)** | Occupation requires this activity more than 66% of the time (5.5+ hrs/day) || | || --- | --- || **Physical Demands** | **Lift/Carry** || | | | | --- | --- | | Stand | C | | Walk | C | | Sit | O | | Handling / Fingering | F | | Reach Outward | F | | Reach Above Shoulder | F | | Climb | F | | Crawl | O | | Squat or Kneel | O | | Bend | F | | | | | | --- | --- | | 10 lbs. or less | C | | 11-20 lbs. | F | | 21-50 lbs. | O | | 51-100 lbs | O | | Over 100 lbs | O | || **Push/Pull** || | | | | --- | --- | | 12 lbs or less | C | | 13-25 lbs | F | | 26-40 lbs | O | | 41-100 lbs | O | | **WORK ENVIRONMENT**The Maintenance Technician II works both inside and outside in different weather conditions, which vary across locations.
